Professional repair and cleaning fees will be assessed to the tenant(s) to achieve the current condition at the end of the lease, from the $8,600 deposit or beyond, if required. Please maintain the property to limit the fee charges by or after the end of the lease. Typically, carpet cleaning at a charge of over $400 is needed at the end of each lease. We have found that many 'carpet cleaning professionals' often spend much too little time in their process to achieve a deep clean of carpets. As such, we prefer to work with our preferred carpet cleaning professional who typically spends at least 1 to 2 hours on the carpet cleaning process and uses safe and natural carpet cleaning additives. The carpet cleaning estimate(s) and associated fee charged from the tenant(s) deposit may be applied toward the replacement of the carpet with new carpet or new flooring, at the owner's discretion. Also, a professional drywall repair and painting crew is commonly needed at the end of each lease. Please do not attempt to fix any textured drywall damage without the owner's prior written approval, as we have found that most people do not have the experience necessary to fix holes or damage to textured drywall correctly. Also, a professional cleaning crew for 40+ labor hours at $60+ per hour is generally needed at the end of the lease ($2,400+) to get the property back to its current generally very good to excellent condition. No changes can be made to the property that would require a permit according to Douglas County and/or authorization according to the HOA, without a detailed discussion and prior written approval from the owner or owner's representative. Also, no unlawful changes can be made to the property. Additionally, no changes can be made to the property that are considered to be not permitted by the HOA. At the end of the lease, the owner or owner's associate(s) can provide professional estimates to the tenant(s) for repairs and maintenance costs resulting from the tenant(s)' use of the home during the lease period, if the tenant(s) prefer that instead of the owner or owner's associate(s) informal verbal or written repair and maintenance price estimates. However, the owner or owner's associate(s) may choose to provide professional estimates instead of informal estimates. Therefore, $4,300 + $500 = $4,800 per month due via the required Zillow auto-pay to the owner on the 1st of every month, with the potential of overage charges from the utilities as indicated below. **Owner directly pays the monthly water and sewer bill from Parker Water & Sanitation District. (The average monthly PWSD bill was approximately $157.99, from 3/29/2024 to 2/28/2025.) **Owner directly pays for gas and electricity. (The average monthly Xcel Energy gas/electric bill was approximately $135.26, from 3/22/2024 to 2/21/2025. This house has solar panels; the additional average monthly Sunnova/Enphase Energy solar bill was $54.87 from 3/28/2024 to 2/28/2025. The average of those combined 12 months' bills for Xcel Energy and Sunnova/Enphase Energy solar panels was approximately $190.13.) **Owner directly pays for Xfinity internet at 1.2 Gbps and free long-distance nationwide phone service. This does not cover any toll-call fees which would be paid by the tenant. (The most recent Xfinity monthly bill was $148.04, which was paid on 5/7/2025.) Tenant(s) responsible for keeping the current Xfinity internet service fully functional with the same preexisting SSID and password, so the owner or owner's representative(s)' appliances or other devices always have full Wi-Fi internet access, other than when Xfinity is experiencing a service outage in the geographic area. **Owner directly pays for the ADT Security system monthly bill. (The most recent ADT Security system monthly bill was $56.89, which was paid on 4/23/2025.) *The owner is solely responsible for paying all the Property Tax bills, Homeowners Insurance bills, and Sierra Ridge Homeowners Association bills. This AUTOMATIC payment service is REQUIRED and available for free through Zillow. *From Spring through Fall: A lawn maintenance service, including cutting the lawn, edging the lawn, as well as digging out and pulling weeds every two weeks, is available for an additional $200 per month. If the lawn service above is not selected, the tenant is responsible for ensuring the cutting of the lawn, edging the lawn, as well as digging out and pulling virtually all the weeds with the roots every two weeks. We have found that the included "Radius Garden 205 Pro Ergonomic Stainless-Steel Weeder" specialty shovel has worked best for digging out most weeds with the roots and prefer that it be carefully used for most of this process. Currently, there is also an 80 Volt self-propelled Greenworks Lawn Mower, 80 Volt Greenworks String Trimmer, and 80 Volt Greenworks Leaf Blower available for the tenant(s)'s use at no additional cost if the tenant(s) plan to carefully use those items. Also, a Yamaha MA190 2.4 gallons per minute 3100 psi pressure washer is at the property and available for the tenant(s) careful and safe use. Please do not use the pressure washer on the window screens as it can easily damage the window screens. **The owner or owner's associate(s) will need to have access into the basement and the backyard at least twice per year for sprinkler system maintenance. There is a possibility that the owner or owner's associate(s) may require the tenant(s) or tenant(s)' associate(s) to perform a sprinkler blowout process at least once per year if there is an unlikely scheduling or availability challenge with the owner or owner's associate(s). If this unlikely scenario happens, the sprinkler blowout process may take more than 1 hour and the tenant(s) or tenant(s)' associate(s) would be responsible for performing each step correctly, to avoid potential water freezing damage to the sprinkler system. The owner or owner's associate(s) may require a phone call or video call of the sprinkler system and related equipment before, during, or after the tenant(s) perform the sprinkler blowout process. Typically, we anticipate that the tenant(s) will not need to perform the sprinkler blowout process. However, it may be necessary due to scheduling challenges or any other unforeseen events. There is a red Husky air compressor in the basement storage room. The primary use for that is for the sprinkler blowout process. However, if the tenant(s) would like to safely use it for other purposes as well, that is acceptable. However, the owner requires that it stay in its current location, near the sump pump, for quick access to perform the sprinkler blowout process. An extra-long air compressor hose can be used to provide compressed air temporarily and occasionally to other parts of the rental property if the tenant(s) have a need for its use. Occasionally, the owner or owner's associate(s) may temporarily remove and return for use any of the equipment provided to the tenant(s), with advance notification to the tenant(s). This would be an unlikely or very rare scenario. *Housekeeping service one time per month is available for approximately $240 per month, which would include approximately 4 labor hours of cleaning per month. Other house cleaning options may be available as well. The house is primarily unfurnished, other than a TV stand in the basement, a TV stand in the main floor living room, and a table and chairs set on the deck. The table and chairs set on the deck need to be covered in the off-season and it is preferred that it is covered if it is not being occasionally used. $8,600 deposit due at the signing of the lease (via Zillow, Zelle, Venmo, or other electronic transfer preferred), to secure the lease.
