Looking for a single family home on a private lake? This home features two bedrooms, one bathroom, an upstairs loft, two car garage, and large yard. The home is move in ready with no major repairs needed. Appliances are included. The house is not on the water but does come with access to use. Trash is the only utility included. The HOA fees are included in the rent price. Renter will have full membership privileges on the lake. Check daily as the information here may change frequently as the house gets prepared to rent. Lease terms are 1 year. This current lease will go from 02/15/2023 until 01/01/2024. At that point, if we are both in agreement we could renew the lease. Breaking the lease agreement before 1 year could result in a loss of deposit money. Occupancy is limited to only those listed in the application/lease as well as no more persons than the home can reasonably accommodate. This is a small two bedroom home. Families of 4+ are not recommended to rent here. It will be tight quarters The only utility included is trash. The HOA fees for the year are already calculated into this rent. The HOA covers trash for residents all you have to do is pay your dues. In this case, all you have to do is pay me rent and the home will have trash pick up. All other utilities will be totally up to you to decide what you want and who you will pay. Current utilities that I have at the home are com ed, xfinity, nicor, and prairie water. No subletting Pets are allowed within reason. No pet fee. I will need to meet with them in person. Remember to consider the size of this home and factor that there is currently no fence around the property. A dog well trained, documented, and current on treatments from a vet will be permitted. Aggressive dog breeds will not be allowed. The yard is not fenced and I'm not willing to risk the on going issues. If you abuse or neglect your animal on my property I will report you and terminate the lease. Crimes committed on this property especially those of drug, violence, or domestic nature will be cause for termination of the lease. If I see or suspect domestic abuse or child abuse in the home I will report you. If the situation warrants it, this could also be cause to terminate the lease. UPDATE: 1/26/2023 New laminate floors are being installed this Sunday. Air duct cleaning after that. The home will then be deep cleaned and more pictures added. Interviews/viewings will take place once above mentioned is completed. My goal is to have this house filled by 2/15. UPDATE: 130/2023 New floor in the living room is completed.
