Renter is responsible for utilities. There are no pets allowed and if they are to be found on the property there will be a fine of $75 a day.
The security deposit will be held through the length of the rental agreement and returned within 7-business days once the tenants have moved out and the property inspected. Any found damages to the furniture or interior will be paid for by the security deposit and the tenants will be made aware of the damage and cost. Security deposit is non-refundable if tenants decide to not move into property or terminate the lease before the end of the lease date.
No subletting is allowed. Any additional tenants found living in the property will be charged $75 per day.
A pre-move inspection will be performed with the tenants and any existing damage will be noted.
The landlord reserves the right to complete a property inspection every 90-days. A 48-hour notice will be given to the tenants.
The tenants agree to keep the property in good clean condition and will notify Melissa or Josh Mitten if there are any issues or concerns with the function of the property or its contents. The tenant agrees to notify Josh or Melissa Mitten within 24-hours of any damage to the property or its furnishings.
The Tenant shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
