    3 bedroom/2 bath mobile home located on 1 acre in Hilly (between Ruston and Dubach, La). Land must be mowed regularly. It has a separate laundry room and walk in closet in master bedroom. New paint, new doors in areas, new vanities and toilets in the bathrooms and new fixtures on both bathtubs. There is a pantry in the dining area for quick access to kitchen. It is all electric and Washer and dryer hook up are available but must provide own washer and dryer. The power is with Entergy of La and the water is with Hilly-Greenwood Water. Background and credit checks are required and paid for by the potential tenant. The deposit and first month rent is due upon acceptance and signing of lease. One must have an email address, a payment method that can be used online and access to computer to complete application process. I prefer no pets, but will make an allowance of one small pet that is house trained and there will be a $100 non-refundable fee for this. The monthly rent will be deposited at a local Regions Bank into my account. This information will be provided at lease signing. There is no opt out options on the lease of one year. Even with a 30 day notice, you will be expected to pay off the remaining balance of the year lease. The current rent is $550 per month with $550 deposit. Quiet, respectful behavior is expected at all times. Suggestion: this is an all electric mobile home and it is recommended to do levelized billing with Entergy to avoid high light bills in the summer. The rent is at a reduced rate to allow for the mowing expense and higher utilities in the summer.
