We made this 1970s duplex super energy efficient by putting solar panels on the roof to cut your electric bill, stuffing the crawl space and attic with insulation, and installing a ductless heat pump for cheap heat in the winter and air conditioning in the summer. All interior pictures in this listing were taken on May 23rd when the last tenants had just moved out, and before we began cleaning and painting. It should look better shortly; we will have a crew of friends and family help paint and clean. Rental Terms: We want $1,400/month in rent along with a $1,400 security deposit. We pay garbage, and you will pay for other utilities (but the solar panels will pay for most electricity). No smoking. Open House and Availability: We expect to rent this home to someone who attends our open house on Sunday, May 29th from 1 to 3 p.m. It should be move-in ready then, but it will likely take us a day or two to check references and backgrounds, make a decision, offer the apartment to an applicant, and sign all the paperwork. We won't begin charging rent until June 10th: We've found this sort of policy helps our tenants get started nicely...moving is stressful enough without having to pay rent on Day 1 before you've had a chance to actually move in. Pet Friendly: We find other ads fun because they say "pet friendly" and then charge extra deposits and rent for pets. Your pets are part of your life, and we will be renting to you, so we allow pets without extra fees. This has worked well for us: happy tenants make for good tenants. That said, puppies, large aggressive dogs, lions, tigers, and bears can cause real problems ... Who We Are: You won't be dealing with an impersonal management company. Instead, Dave and Barb Sullivan, a local couple, own this duplex. We supplement our retirement by owning and managing 11 rental units. We will want you to complete a fairly standard rental application. Your application won't be complete until you view the apartment in person: we want to make sure you will be happy with it. Once your application has been approved, we will all sign a month-to-month rental agreement to make sure everyone understands exactly how the agreement will work. This ad has generated a LOT of interest and responses. We expect to rent this apartment to someone who attends the open house on Sunday from 1 to 3 ... but we only have one apartment to rent and expect to have many applications. We want to close this listing with a few words of friendly advice. We are retired, and we've found happy tenants stay longer, and that's a lot less work for us. So we tend to price our rentals a bit below market, and we have very tenant-friendly policies. We get to know all our tenants personally. All this means people like to rent from us, and we have a low turn-over rate. When we do have a vacancy, we go to work with gusto to clean and paint and freshen up, and then we hold an open house, and most of the time, our units rent right away to someone who shows up for the open house.
