    Condo, beautifully kept like new, on second floor (top floor) facing Lake Junaluska and the Blue Ridge Mountains stretching out beyond. This unit is at the front of the property with an unobstructed gorgeous view of the lake from the main living space and porch. Kitchen has cherry cabinets and a laundry room behind a pocket door off the kitchen. There are two bedrooms, one which is a good size master bedroom with a large walk-in closet and master bath . Units are very quiet and private. Directly in the front of the condo is a path to walk the perimeter of the lake, a 2.3 mile loop or the extended 3.8 mile option. Weather is pleasant year round with an occasional snow in the winter-another spectacular view across the lake. On the lake grounds during the summer months, swimming, boating, kayaking, and tennis are available for a small fee. Condo is close to many restaurants and shopping in downtown Waynesville and Maggie Valley, both which are only a five to ten minute drive. Access to Blue Ridge Parkway is nearby in both towns. Asheville is approximately 30 miles from the lake. Lease is for one year and then may be renewed at the discretion of the Landlord. No Section 8 Housing accepted. Property may only be used as a residential dwelling with the only tenants being the ones who sign the lease agreement. No long-term guests and no subletting allowed. Signing of lease will require first month's rent of $1,800, a security deposit of $1,800, and a yearly pet fee of $500 per pet, if pets live on the premises. Late fee of 5 percent is assessed and insufficient funds fee of $50. Utilities for electricity, water, and internet at the responsibility of the tenant. Tenant should acquire their own mailbox through the local post office. Lake Junaluska Post Office is 0.3 mile from condo. Landlord has the sole discretion to determine what animals are allowed to enter and remain in the condo. No pet or creatures of any kind, whether considered as family or for emotional support, shall be permitted in the condo at any time without Landlord's written consent. Tenants will sign the lease about the presence of pets. If tenants claim not to have pets but it is discovered that there are any at the condo, then tenants will be charged as if the pet/s live or have lived there for the entire duration of the lease. Pet fee is non-refundable and is for the privilege of maintaining a pet at the condo and not as payment for possible future damages relating to pet. Pet must be at or under 30 pounds. Security deposit is not considered last month's rent. It will be refunded after 30 days at the end of the lease, less any damage charges, and without interest. Condo currently has furniture but may be leased as unfurnished. Appliances are currently provided. A move-in and move-out inspection is done by Landlord and Tenant at the beginning and end of lease and kept for reference. Inspections will be made twice a year. Smoking and vaping on the premises are prohibited inside and outside the condo. Smoking residue and odors make the condo highly unmarketable to future prospective tenants and require significant treatments to remove. Tenants will be liable to Landlord for the replacement and installation of carpet, carpet padding, walls, and affected fixtures. No open flame candles are permitted. No waterbeds permitted at this condo. No alterations may be made to the premises without consent in writing of the Landlord. This includes painting of walls and ceilings, changes to wallpaper, and to carpet/linoleum/ tile. Tenants shall maintain premises in a clean and sanitary manner, with no waste of any kind stored on the property, and shall surrender the same at termination of lease in as good of condition as received, normal wear and tear excepted, with no personal property of the Tenant's left in the condo or building. Porch area must be kept neat and tidy, with no towels, clothing, or other items, such as signs or flags, hanging from railing or on display. Furniture only for porch. The tenant agrees to keep noise to a minimum in respect of other tenants in the building and on the property. This includes noise made by guests and pets. Noise that is considered a nuisance could result in tenants being asked to vacate the premises while still being required to pay for the balance of income for the term of the lease. Tenant is encouraged to purchase renter's insurance at the Tenant's expense. Landlord will NOT be providing insurance for Tenant's belongings and will not be liable for any losses of Tenant's personal property. We reserve the right to check the criminal records of our Tenants at any time during the term of this lease agreement, which could be considered default of the lease agreement.
