Well, I finally decided to sell my little camp. Address is 1460 Kateland Rd, Colfax, LA-71417 in Grant Parish. Getting too old to spend all my time keeping up places I don't use much anymore. Hunters! I have seen some real wall hangers on my property every year. 226 Pound Deer or better with large racks. I never hunted them because, I liked to watch them & I hunted other places back home. If you bow hunt, you can keep deer here year-round for hunting season & not scare them off because, they have felt safe here on property for years. Also, Triple C Ranch is right down the road, and I think they do guided hunts. Louisiana Mudfest is also less than 8 miles away. For sale is a manufactured home that sits on Approx., 7.89 acres of land for sale. Camp is Approx., 399 heated SQ-FT. Note: Some of the decorative items on wall or the furniture in pics may or may not be left in the sale. All Appliances will be included in the sale. No washer & dryer hook-ups. Note: Has Viasat Satellite Internet installed already which will handle anything you possibly could need pending plan purchased. Has 2 elevated split-level AC's for cooling one in front & one in rear with heat pumps for heat. Note: I use small window AC Unit only during the really hot months to help out the other two AC Units not run so hard. Also comes in handy with small generator if electric goes out to pull heat out until restored. I just store it in closet when not needed during the year. I used the front big bedroom for a living room area. Has full size refrigerator/freezer, microwave, dishwasher & 2-burner counter-top gas range for cooking that was never used. Place is all electric. Has one bathroom with toilet & shower. Has middle kitchen sink & rear bedroom & front living area sinks for use. Has a fenced in dog pen in back yard that is shaded by trees which is nice in summer months that has an electric wire around base that will help keep them from digging out if needed. Nice pecan trees & plenty of shade all day long in back and side yard. Home has shade around 5 PM in the evening which is nice on hot days. Place was purchased new by me and delivered about 4 years ago to property if memory serves me correctly. Minimum/normal living wear & tear but nothing major wrong with anything that I'm aware of.
