    You will be hard pressed to find a better all-around piece of property than this. With over 150 feet of elevation change from the hardwood hilltops in the northwest part of the property to the Big Sugar Creek bottom on the southern edge, this property has plenty of diversity, which also creates an exceptional mix of income and recreational possibilities. Located one mile east of Highway 7, on a very, very quiet and seldom-traveled road is where you find this picturesque piece of rural Kansas paradise. The old farmstead features a well-kept 60' x 50' barn, a 15' x 18' lean-to, and three small grain bins ready to be used. There is currently an old house on the property that the owners will be tearing down. A large storm cellar is located just to the north of the house and will remain for the future owners to use during storms, or to hang their freshly harvested deer in to cool. Electricity and water are ran to the yard, just not turned on or hooked up. The county water line transcends the interior of the property, which could be an added bonus if more taps are ever needed. For income, there is approximately 130 acres of flat, tillable ground on the east and southern part of the property. These fields have been planted to a cover crop of radishes and turnips this fall!!! A 25-acre pecan grove is located in the southeast corner, and the owners have also just recently planted another 18 pecan saplings on the east side of the driveway leading to the farmyard. For those not familiar with the income potential from pecans, they are said to have the highest income potential per acre of any other local crop. The current cash rent on the tillable ground is $14,000 per year. The recreational aspects are second to none. This is ideal habitat for the trophy whitetail deer that are common in this area. The big wooded hills have a great mixture of mostly open, mature hardwoods (featuring plenty of oaks) along with several cedar patches and some open, brushy areas that could be cleaned up to plant food plots in or left as bedding areas. A mowed trail going north from the farmyard will take you along the bottom of the southwest hill and along the drainage that flows to the south. The old, brushy meadow between the two hillsides looks like an incredible location for a food plot as well. There are also plenty of options for the pecan grove. Currently, it is about half mowed/ half thigh high pecan suckers, grass and brush, creating more ideal deer habitat. During wet periods there is a low area that fills with water and is known to be an incredible duck spot. A neat tree-lined lane connects the pecan grove to the field east of the barn. Big Sugar Creek flows through the southern part of the property and will provide the fishing opportunities. The creek also causes the south and east part of the property to be in a floodplain. This also means that the neighboring properties to the south and east are also in a floodplain, which means you will not ever have to worry about anybody else building in these areas, thus allowing you to enjoy your peace and quiet.
