    This 1920’s constructed cottage is listed on the National Registry of Historic Homes. Its style and openness are unusual for this area. There is nothing like it in this region that I have been able to compare it to in order to gage its true value. I purchased the home in 2006 after it had been abandoned since the late 1980’s. Over the next 5 years I worked on the house to restore it to its current condition. I attempted to retain as much of the original design and artistry as possible. Much of the bead board and flooring date to the original construction. The basement was remodeled in the 1980’s by the previous owners to create a mother-in-law apartment for an elderly family member. I am in the process of renovating the basement. After restoring and replacing the roof with age appropriate tiles in 2007 I decided to divide the dwelling into a two level duplex with completely separate electrical systems (which I later reversed and consolidated back into a single system). However, the outside stairs remain and allow for private access to the basement apartment from the exterior of the house. I have rented out both the upper and lower dwelling units separately for the past 11 years with individuals contacting me continually for availability. It has not sat vacant for more than a week since I converted it into a rental property except for renovation/cleaning/remodeling. The home was originally constructed without gutters, as was the tradition of the times, but in order to maintain the structure I had them installed in 2009. The constant upkeep on the exterior led me to make the decision in 2010 to put up vinyl siding to better encapsulate the original wood siding. All of the wood flooring on the top floors is original and suffered from limited dry rot but was restored and partially refinished in 2009. After damage from a renter in 2014 I replaced a couple of feet of flooring that remains unfinished in the living room. The house has the proper duct work for a central heating/cooling system as well as for individualized local heating units. Because I rented the apartments out separately the individual heating units have been utilized with propane as the main heating source. A heating/cooling furnace is still in place but I never investigated its status because I utilized a Monitor heating system that I installed (which I still possess and would sell with the house). Currently there are two wall/floor heating units with separate heating tanks required and in place for each level. The field below the house is included in the .55 acre and has delivered an extraordinary garden since 2006 (the potatoes are abnormally large and we continually find arrowheads that date to pre Cherokee times). If you like beets then you have found your heaven, they grow exceedingly well. I allowed neighbors to utilize the garden as a shared area with the house directly between here and Bald Creek gym primarily responsible for the upkeep of the field/garden. Ideally I am looking for someone local who would be willing to continue to restore/retain the integrity of the house. So all I am initially asking is to recoup my expenditures, initial sale price, plus 10% for the “right” people. If I don’t sell it within the first month I will utilize the winter to renovate and will update the bathrooms and list it with a broker focusing on Weaverville and Asheville as a potential AirBnB/Vrbo site for the growing clientele wanting to experience the hiking, golf, skiing, fishing, wedding, and other numerous opportunities this area provides .
