What constitutes a completed application?
An application will only be considered complete if after the prospective tenant has toured the unit and the following are received:
- Completed application to rent for each adult applying to live in the unit.
- Must provide rental references and employment history with requested contact information. Must present an unexpired State or Federally issued picture ID bearing signature.
Acceptable forms of ID: Passport, Driver's License or State ID, Active-Duty Military ID, Green Card or Employment Visa.
- Required Fees and Deposits
Non-refundable Application Fee, payable in cash or certified check if submitting a written application. Online applications accepted through Zillow or Rental Housing Association of Puget Sound paid by prospective tenant.
We do not accept Comprehensive Reusable Tenant Screening Reports Holding Fee payable by cash, electronic deposit or certified check or money order only.
Holding Fee is 25% of the first month's full rent. And is refundable if the application to rent is declined.
What are our qualifications for tenancy?
Gross household income must be at least three times the total monthly rent obligation or tenant must show evidence of an amount equal to six months rent in a bank account titled in their name.
Verifiable employment information, three months of the most recent pay stubs will be required.
If self-employed: provide two years of signed tax returns showing predictable income.
If relying on savings to prove ability to pay rent, a statement of a savings or brokerage account bearing the applicants name will be requested.
All credit ratings must be favorable with no collections, judgements or other adverse credit history and must have a minimum credit score of 720. Debt to income ratio no greater than 20%
Provide at least one verifiable prior rental reference (contact phone number, address and name of manager or landlord)
Demonstrated pattern of meeting rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors.
Current and prior references from landlords must be favorable, with no record of evictions within, habitual late rent payments or noise complaints.
Outside the City of Seattle criminal records may be reviewed
Upon approval applicants have 48 hours to accept an offer to rent and sign a lease agreement.
Pet Policy
If permitted by owner, pets are allowed provided that prior permission has been obtained, and all required documents have been signed by both parties.
All pets must be properly licensed if required by City or County law and must have a record of current immunizations.
Large dogs and aggressive breeds not allowed.
Monthly Pet Rent of $40.00 applies.
Documented Service Animals and Emotional Support animals are exempt of restrictions and pet rent.
No pet, that who's care may cause environmental damage to the unit are allowed. (large aquariums, bird or reptile enclosures resulting in high humidity, or saltwater damage)
