Qualification Standards: Renters pay a $29 tenant screening and application fee through the Zillow platform. Applicants who do not meet minimum screening standards will not be approved. A Credit score must be a minimum of 600. Applicant must have current photo identification and a valid social security number. Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Applicant may not have any evictions or unpaid judgments from previous landlords. Applicant must exhibit a responsible financial life. A background check will be conducted on all applicants over 18 and no prior felonies. Applicant's background must exhibit a pattern of responsibility. Applicant must be a non-smoker. Occupancy is limited to 2 people per bedroom. Once approved, there will be a $500 holding fee to remove the home from the market through 11/1/2022. This holding fee will count towards the renter's deposit. In the event the applicant does not move forward on account of the applicant, this $500 holding fee will be nonrefundable. An additional $25 a month will be added to the rent if the tenant wishes to have a dog on the property, subject to approval in the lease.
