At the termination of this lease to quietly yield up the premises and grounds in as good condition as the same are now, reasonable wear and tear expected. Lessee assumes all risk or loss occasioned by the flooding of the leased premises from any surface water or the backing up of the sanitary system. Provided that if the premises or any part thereof shall at any time during the said term, or any renewal of the same, be destroyed or rendered uninhabitable by fire, storm, or any other casualty or act of God, then the payment of the rent, or a proportionate part thereof according to the extent of the damage incurred shall be suspended until the premises have been reinstated and rendered fit for living, at the option and discretion of the lessor, or lessor may declare this agreement terminated without liability or obligation of any nature to lessee. LESSOR may cancel this lease with a sixty- (60) day written, advance notice for any reason whatsoever. In the event that the LESSEE cannot fulfill all terms of this lease, two months rent shall be charged for its cancellation, regardless of circumstances. LESSEE agrees to provide LESSOR with written notice of intent to vacate the residence thirty (30) days prior to vacating. Such notice shall neither cancel nor waive any other provisions of this lease. At termination of the lease, tenant will vacate. Tenants wishing to holdover will provide a thirty-day written notice PRIOR to the lease termination date. Leases ending will convert to month to month tenancies, requiring the above thirty- (30) day notice, unless a new lease is executed between the LESSEE and LESSOR. No waterbeds are permitted. No pets are permitted. Resident must maintain carpeting in a clean and sanitary manner. Carpet should be clean and free of stains and odor upon vacating of residence. Refrigerator, stove, air conditioners, ceiling fans and other fixtures are property of LESSOR and must not be removed from residence. LESSEE is responsible for repairs due to negligence of LESSEE, inclusive of clogged toilet /drains. LESSOR is not responsible for the personal property of the LESSEE and the LESSEE hereby agrees to insure it upon the signing of this lease. Furthermore, LESSOR does not guarantee or warrant the security of the leased premises or grounds. Driving upon lawns is prohibited regardless of purpose. Parking of inoperable vehicles is not permitted. Repair, changing, filling and draining of vehicle oils and fuel is not permitted. Mopeds, motorcycles and similar vehicles may only be parked on paved parking areas. Loss, destruction, damage and theft may occur and any such storage of LESSEE's personal property is done so at the LESSEE's sole risk and liability. Residence inspection is made a part of this lease. LESSEE agrees to return all keys to residence upon vacating the residence. Resident agrees not to apply adhesive tape, stickers or staples, etc., to woodwork, walls, ceilings and appliances. The application of plastic, foil, sheets and the like is prohibited from being used to cover doors and windows. Resident agrees to close windows to keep rain from damaging floors, woodwork, carpeting, etc. Should such damage occur, resident shall be held responsible for damages. Do not flush any items such as sand, dirt, gravel, tampons, rags, cat litter, etc. down commodes. Do not use steel wool, wire brushes, Brillo pads, etc. to clean commodes, sinks and tubs. Use only a sponge or cloth and an appropriate cleaner. Lessee required to sign paper rental agreement provided by Lessor prior to move-in.
