Examples include paycheck stubs, complete tax returns, copies of deposit slips, investment earnings, offer letter, or other sources of income. Current employment must be verified by the employer and in good standing. Prospective tenants must have a credit score over 720. Screening done by Transunion. If adverse action is taken prospective tenants will be provided with information as to how to get a copy of the report from the credit Berea. 3 times income to rent ratio where allowed. Will combine up to 2 incomes to meet income requirements. No prior evictions allowed tenants to provide positive current and previous landlord references where applicable. Good rental history free of negative credit issues which may indicate an applicant is high-risk and/or indicates a pattern of payment delinquency No excessive debt that could prevent ability to pay, derogatory remarks from creditors could lead to denial. No charge offs, or bankruptcy in the past 5 years. In the event the criteria is not met, or if the returned response lacks clarity the check may result in denial or potentially require additional information to be provided. Criminal background check where applicable must be free of any: any sexual offense, any violent offense, any weapon offense, any convicted hate crime, any convicted illegal drug offense, any convicted Marijuana Trafficking/Manufacture, any convicted criminal mischief, any convicted fraud/dishonesty, any crimes related to animal cruelty, any convicted financial crime. Any other criminal offenses will be reviewed by property management and owners. Owners reserve the right to deny any prospective tenant based on any criminal record where legally applicable.
