1. Rent must be made via electronic direct transfer monthly at a specific date or via Zell.
2. No pets allowed!
3. All utilities (Gas and Electric needs to be transfer to the tenant name between 1-3 days for moving in) and the landlord will require the first bill to be sent to ensure it was changed correctly.
4. Water bill will be monthly and the landlord will send the amount and needs to be submitted with the rent together.
5. Tenants must provide us 2 years Tax Return, 4 Month Pay Stub and 3 Month Bank statement.
6. Everyone on the house needs to be listed on the lease
7. The tenant must provide/show SSN card, Government ID, Passport and contact information so the landlord can attach that with the lease.
8. The landlord will inspect the house every 8 month and will give the tenant a 2 weeks notice
9. The security deposit will $3000 and will be need to be paid 1 day after the lease is signed between the landlord and tenant
10. The tenant must provide previous address and the landlord contact information. The landlord has the right to confirm the authenticity of the information provided and deny the application.
11. Severability Clause: In case any provision in this lease shall be invalid, the validity of the remaining terms and conditions shall not be impaired in any way.
12. The tenant must be all background check, credit score and validity of information provided.
13. The landlord will give 1 week notice for house update/repairs and additional services to the tenant. The landlord has full right to give 24 hours notice to the tenant incase of emergency and enter the place to handle any emergencies such as leak, damaged to windows and others.
14. If the tenant doesn't pay the rent on the specific day electronically the landlord will add $30 daily until the end of the month. However, if the tenant haven't made any payment by the half of the month. The landlord will start contact their attorney to start the paper work. If rent not paid by the next month rent due date, the landlord will start the eviction process and contact attorney for further actions.
15. Tenant will need to provide 2 month advance for early termination. There will be no charge for it.
16. The tenant needs to relinquish the property so that the landlord can use it.
17. The property needs to be in a good condition, otherwise the tenant shall be responsible for repairing fees.
18. The tenant is responsible for any specific actions that might damage the property, and they might be held with liability for those damages, even if their guests created them.
