1415-1417 E Hedrick Dr. is a duplex in the Hedrick Acres neighborhood located between Mountain Ave., where the University of Arizona Cat Tran runs, and Campbell Ave., where excellent eateries, grocery stores, and a variety of shopping districts are located. We have owned this duplex for 12 years now. During this time we have up-dated and remodeled both units starting in front with a gravel parking area and railroad-tie flower box with maturing golden barrel cactus and Red Bird of Paradise. Next, we installed artistic tile throughout, while updating any plumbing or electrical issues. More recently we removed the swamp coolers and installed new air conditioners, furnaces, and one water heater. In 2019 we remodeled 1415 installing all new cabinetry in both the kitchen and bathroom, we refinished the fiberglass surround in the bathroom and added new lighting in both rooms. The quality kitchen cabinets include a pantry and lazy susan’s in both lower cabinets, these cabinets are finished with custom butcher block countertops. We also installed a gas oven, over the stove microwave, dishwasher, and a refrigerator with water and ice. In 2021 we repeated the process for the kitchen in 1417 and made the decision to remodel the bathroom with a new steel tub and a professionally installed tile shower surround. These units have comfortable backyards, 1417 has a very large mesquite tree that shades the entire yard and 1417 has a smaller tree that provides shade to the north side of the yard.
