I am looking to rent to a single person, or a couple. No more than two adults permitted for this home. This home has been well taken care of, I am looking for someone who is looking who wants to make it their new home and will take good care of it. Credit and back ground check is required (at the Renters Expense) for all persons over the age of 18 (This is not negotiable). There are three other tenants on the property, peace and respect are expected from all who live there. Only street parking is permitted. No parking the grass or dirt in front of the house at any time. Violators will be towed. The front of the home must be maintained, clean, and free of any debris or trash, this also includes the private patio and common area in the back. The common area in the back is available for all tenants to enjoy, provided, they clean up any mess that they may make, and that it is done in a way that is respectful to all other tenants on the property. If large, late parties become disruptive to the other tenants, a warning will be given, if the problem continues, this will be considered terms for immediate termination of the lease. Annual inspections will be done; if there are complaints of noise, parking, or debris or any other violations of the lease, more frequent inspections may be required. All smoke and carbon monoxide detectors in the home must remain in working order at all times. Anything that needs to be repaired or addressed should be brought to the landlords attention immediately. Trash pick up is on Tuesday, cans must be placed in the alley on Monday night. The gate in the back off the alley will be open Monday for can placement and Tuesday for Can recovery. Cans can not be left in the alley past Tuesday and must be emptied once a week whether they are full or not. The back gate is not open access for the front tenants to come and go and is managed solely by the back tenant. All access to the front home must be made from the front of the home except for the purposes of putting trash cans out on Monday and bringing back in on Tuesday.
