Lease Term: The lease term shall be for a period of either 12 months or 18 months (Desired), as selected by the Tenant. $50/month discount will be applied for 18-month lease option. 2. Pets: Dogs (large or small) and cats are both accepted, subject to the following conditions: -A maximum of three (3) pets are allowed on the premises. -A refundable pet deposit of $350 shall be paid for the first pet. -For each additional pet, a refundable pet deposit of $150 shall be paid. 3. Smoking: Smoking is strictly prohibited inside the premises. 4. Internet: High-speed internet with a 300Mbps upload and download speed is included in the lease. The Owner shall have access to this internet service during the lease term to maintain functioning of irrigation and pool/spa schedules. 5. Tenant's Responsibilities: During the lease term, the Tenant agrees to: -Be responsible for all utility bills, including water, gas, and electricity. -Regularly maintain the yard, including mowing and edging, removing weeds, and trimming bushes. -Undertake pool maintenance tasks, such as maintaining proper water levels, regular skimming of the pool, and emptying skimmer baskets. -Changing air-filters every 3-months (minimum) -Maintaining proper salt levels in water softener 6. Owner's Responsibilities: During the lease term, the Owner agrees to: -Maintain pool chemicals and conduct a weekly/bi-weekly full cleaning of the pool. -Manage the pool pump schedule through a mobile app. -Manage the watering and watering schedule through an integrated smart irrigation system. 7. Rent Payment: The Tenant agrees to pay the monthly rent on or before the 1st of each month. The rent shall be payable by Cash, Venmo or Cash App. 8. Security Deposit: The tenant shall pay a security deposit of $3,200 (12-month lease) or $3,150 (18-month lease). This deposit will be held as security against any damages or unpaid rent and will be returned to the Tenant, less any deductions for damages beyond normal wear and tear, at the end of the lease term. 9. Right to Entry: The Owner or designated agents shall have the right to enter the premises for inspection, repairs, or other necessary purposes. Owner reserves the right to access property without prior notice. 10. Subleasing: The Tenant shall not sublease the property or assign this lease to any other party without the prior written consent of the Owner.
