This house sets on 2.75 acres and is just a few miles east of Clay City, IN on 246. It was built in 1954 and includes a small shed. A large carport enclosed on two sides with three electric outlets. It has a well and septic so no water or sewer bill. The roof was put on new in the summer of 2011. All windows have storm windows and we put in three new insulated entry doors. The house is 1433 square feet and has been completely remodeled. It has one bedroom (10.5'x13') and it has new wall/ceiling paint and hardwood floor. The hallway has hardwood floor and has new wall and ceiling paint. It has a third room (11'x9.5') It has hardwood floor and new wall and ceiling paint and a new ceiling fan / light. The bathroom (9.5'x6.5') was completely gutted and is all new. It has a new floor, new tub / shower with new plumbing. We put a new toilet in and a new sink vanity with a new sink and faucet. A new medicine cabinet and new wall lights. It has a new ceiling light / vent. New wall and ceiling paint. The kitchen (11x15) is pretty much all new also. It has a new floor, new wall and ceiling paint and a new ceiling light / fan and a new ceiling light over the sink. The sink cabinet is new with a new sink and faucet. We also put in a RO filter system in under the sink. The other two cabinets are metal and have been painted and we put new counter tops on both of those as well as a new counter top on the sink cabinet. A new electric range in that has never been used and a new fridge and hooked up the water / ice maker so it's all good to go. Plus, a new dishwasher has been installed. The living room is the center piece of the house. It's 15' x 30', so 450 sq feet! We did a refinish on the hardwood floor and it has new wall and ceiling paint. It has a new hanging light on one end – could be your dining area. It has 5 large windows on the south side with a sliding curtain system that allows lots of natural light in. We also built a full wall bookcase on the east end of the room. There is a new 200 amp disconnect box outside with eight spots for breakers if you want to run power outside. There is a new 200 amp breaker box and breakers in the basement with plenty of open spaces left. It has a full (1433 sq foot) basement and no sump pumps are needed. It has 4 drains installed and they all drain out over the hill. So, never need to worry about a storm dumping heavy rain and the power goes out and water comes up in the basement – won't happen! It had copper plumbing but we tore all of that out and completely re plumbed the house with PEX with brass fittings. It has a shower in the basement and that has been new plumbing and the laundry hook up is in the basement with new PEX lines run for that and a new 220 outlet has been installed for the drier. We cut the plumbing coming in from the outside and it's all new now. A shut off valve before it goes into a new 36 gallon pressure tank and a new pressure switch and pressure gauge. From there, it goes into a $600 iron filter and then to a new 50 gallon electric water heater. The house is heated with radiant heat. A propane gas furnace heats the water and it's circulated though the house and the basement is also heated and there's a wood stove if you want to add a little heat. This house has a complete remodel and is truly in move in condition. Something like this in this condition with just under 3 acres will not last long in the current housing market. Make your appointment now to see this before it's gone. It's priced at $258,000 and this is in an estate so no contract sales, no rent to own and no option to rent.

What the owner loves about this home
I love this house because it is a solid, well built home. The yard is large and has a great garden area. Solid large nut trees and a grape arbor. It will make someone a very nice home.
