What are needed to apply for our properties?
Completed TAR Residential Lease Application Form - Each applicant who will be living at the property over the age of 18 will need to submit a separate application.
Application Fee - There is a $60 NON-REFUNDABLE fee with each application
Proof of Income please provide most current two month pay stubs showing YTD earnings and/or previous two year's individual tax returns to show the annual adjusted gross income. For job relocation, please provide job offer letter.
Copies of Driver's License or any other format of government issued IDs for each applicant.
PLEASE NOTE - We do not consider applications received unless completed application forms, all required supporting documentation are sent, as well as app fees.
Security Deposit We do not require security deposit with application. HOWEVER, security deposit is due within 24hrs upon approval.
Rental History To expedite the application process, please provide correct contact information (phone/fax) for current and previous Landlords. Rental history verification is required before approving an application.
We do not approve applicants with felonies. Misdemeanors within 10 years old may also be grounds for denial.
We require the combined monthly gross income to be 3.0 times of the monthly rent. Other factors such as monthly liabilities can reduce the applicant's total income.
We do not allow any aggressive pets, NO EXCEPTIONS!! LIST ALL ANIMALS INCLUDING SERVICE PETS ON TAR APPLICATION
Include pet pictures in the application package.
Other reasons for denial include but not limited to: delinquent accounts with high collection balances, unfavorable rental history (late payments, property damage, lease violations), income shortage, criminal history showing felonies, drugs, violence charges, theft by checks, and domestic violence, eviction.
We do not allow smoking inside the property.
The credit score needs to be 650 or above, and at least to be 600 to work with.
