Tenant must maintain the unit to reasonably clean standards. Trash is not to be stored anywhere on or around the property for more than a 24 hour period. Absolutely no trash is to be left outside including patios, walkways, front door or rear door. Tenant must allow the routine access of exterminator or pest control agents. Tenant will maintain floors, carpets if applicable, in clean, stain free conditions. If there is carpeting, the tenant must own and maintain a working vacuum. If an exception is made to allow 1 pet, the pet is to be kenneled, crated, contained or gated away and off of the carpeted areas. Severe damage due to blatant neglect of this requirement will forfeit part or all of the security deposit. The 1/2 month rate from the deposit will not be refunded if such an exception is made to be used for the purpose of mandatory carpet replacement and any other wear and tear from animals in the unit. Hanging artwork, fixtures, shelving, on walls is permitted within reason, and should be affixed with double sided tape style hooks.
Running any form of business or income generating practices out of the unit is strictly prohibited. Tenants must adhere to the local peace ordinances and laws. More than 3 violations or complaints will be cause to serve tenant with 1 written notice. If the complaints persist thereafter, immediate action for vacating will ensue, followed by eviction proceedings if tenant refuses to leave. All appliances are property of the landlord and should be respected a such. There is an expectation to maintain appliances clean and to be used as intended. Any evidence of tampering or blatant neglect will become the responsibility of the tenant at tenants expense or recovered from the security deposit. Absolutely no long term guests (over 14 days) without notifying the landlord or property manager and expressed written permission from the landlord. Depending on the number of guests and duration of stay, additonal fees may apply if permission is granted. Tenant agrees to report any and all needed repairs immediately. The landlord will determine the urgency and will address any issues within 24 hours for emergencies and 14 days for non-emergencies. Tenant must give at least 30 day notice if they intend to vacate or not renew the lease at expiration. During the last 30 days of occupancy the tenant must allow the landlord and or property manager to show the unit and have access and entry to the property to show new potential renters. The tenant should obtain renters insurance for a minimum coverage of $15,000 as the landlord is free of all responsibilities for any damage or injury to the tenants, guests, pets and belongings of, resulting from any reason not directly related to landlord neglect in or outside of the property. Payments to the landlord or property manager can be made by check, cash, electronic payment apps (venmo/zelle) or certified bank check or money orders. Credit cards are not accepted for any reason. Rent is subject to increase as per the landlord discretion and should not exceed 6% of the current rent amount as per NJ law.
