One parking space (some people can fit two cars), the rest is off-street parking. My son and I will be living in what is now an attached unit with a separate entrance. We are not home 50% of the time. The ONLY shared space would be the small fenced in backyard with hottub. Walking distance to town, highly desired East Penn Schools, Macungie ES, Eyer, Macungie HS, bus stop is steps away. Tacos, Ritas, Pizza, new Hospital, grocery shopping all very close by. Laundromat is next door (literally) because the laundry is in my unit. I will let the use it once a week to wash clothing but linens and towels should be washed next door (I wash them there as well) Move in is first and one months plus one months rent security = $3800 If you start a lease by September 15th I will take $100 off rent monthly until August 1, 2025. Because includes all utilities...electric, heat, cooling, sewer, trash, and Internet are billed together for both units and average $900 a month, you will be responsible for $600 a month utilities paid directly to me. This could increase if your utility consumption is higher than normal, but i would show you comparison bills of now and then to justify any increase as I am not here to take advantage of anyone. This is payable either with rent on the first of the month, or mid month on the 15th, You get the parking space so you get to shovel lol If you have more than 5 people residing in the home it will be an additional $100 per person per month for the additional water/sewer/electric. No drugs outside of marijuana, no smoking in the home. House trained pets welcome, no pit bills my homeowners does not allow it. It's a shared yard so no aggressive animals period. Lease start date is flexible, can work with families looking to move for school. Lease will run until August 1,2025 with the option to renew for a year at that time. Will consider month to month at that time as well. Credit flexible, Tenant must produce own credit report that shows no evictions. Steady job required with verifiable income that shows the total of rent and utilities is not more than 40% of your gross income, and at least one landlord reference letting me know you pay your rent on time. I'm really easy going and am just looking for reliable, responsible and respectful people. I'm very inclusive and open minded and willing to work with the right tenants. Lease to run to August 1, 2025 regardless of start date. After that is month to month.
