Termination This lease may be terminated by either party with 2 months notice. **11. Governing Law This lease shall be governed by and construed in accordance with the laws of the state of Texas. **Additional Clauses **12. No Subleasing Tenant shall not sublease the premises or any part thereof, nor shall the premises be used for any purpose other than as a private residence. **13. Non-Refundable Pet Fee A non-refundable pet fee of 500.00/ non refundable is required for pets allowed on the premises. Tenant is fully responsible for any damage or disturbances caused by pets. **14. Rental Insurance Tenant is required to obtain and maintain renters insurance for the duration of the lease term. **15. Property Condition Tenant agrees to keep the property in good condition and return it in the same condition at the end of the lease term, excluding normal wear and tear. **16. Early Termination In the event the Tenant wishes to terminate the lease before the end of the term, Tenant must provide 2 months notice and pay an early termination fee of [50% of remaining monthly rent].
