Due to the close proximity of BYU campus, we have always received many requests from potential tenants and have never struggled with renting it out. This is nice because you get to be picky in who you have live in your house. The basement has a separate entrance and so we rarely see our tenants coming and going. We generally rent to four students at a time for a period of 12 months or more. The basement has 2 bedrooms, another room with a closet (mostly used for storage but could be used as a sixth bedroom if you have a larger family), its own laundry room, a new kitchen and living room. The flooring is LVP which is extremely durable due to the fact that it is water, scratch, and dent-resistant (making it great for renters). Shared rooms in the area go for $350 - $420 per person each month which should cover most if not all of the mortgage.
