Has large one car garage, fenced in backyard, in cul-de-sac type road, large driveway that can fit 4 small cars or 2 large. Pets allowed with initial pet deposit at move in of $250 and monthly pet fee of $25. Move-in deposit is $1400 and monthly rent $1400 due at time of move in. Tenant Responsible for mowing their front & back yard and all landscape upkeep on their rental property. Central Heat & Air -must keep up with changing the air filters for the air unit. Not doing so will result in multiple fees if our maintenance professional or AC repairman has to come replace the filter personally or damage is reported by them because of tenant not changing out air filters regularly. No smoking inside of the home or garage. If you smoke outside you must have something to put your cigarette butt's in. Throwing them on the ground or out in the road is not acceptable. Doing so will be grounds for termination. If it is found that you are not keeping up with your yard, including trash in your yard or other items, you can be charged a fee until it has been maintained appropriately. We do not tolerate trash, cars, junk, or anything else that does not belong in a front yard. No parking of any vehicle in the grass or yard. You may only park on the part of road in front of the house you reside in. For this location, you can park one extra car outside of the driveway on the road. Pets must be cared for. We prefer if you take your dog outside and outside of your fenced backyard, they be on a leash. Any accidents, harm, or incidents will be solely on the tenant(s) on the lease. You must have your animal up to date on all legal actions from the State of Arkansas that you would have to do when owning an animal inside city limits and through the City of Springdale.
