Zillow Application Required for Tours
1. Authorized Occupants
Only the persons listed and signed as Tenant(s) and any children born to or legally adopted by Tenant during the term of this Lease are permitted to reside in the Premises. No other persons may occupy the Premises overnight for more than seven (7) consecutive days or fourteen (14) days total in any calendar year without prior written consent of Landlord. Tenant shall promptly notify Landlord in writing of any new minor children added to the household.
2. Absolute Prohibition on Subletting and Assignment
Tenant shall not sublet, Airbnb, VRBO, short-term rent, or otherwise allow any portion of the Premises to be occupied by anyone not named on the Lease. Tenant shall not assign the Lease or any interest herein. Any attempt to sublet or assign shall constitute an immediate and incurable material default, entitling Landlord to terminate the Lease and pursue all available remedies.
3. Utilities
Tenant is responsible for placing in Tenant's name and paying directly for all utilities serving the Premises, including but not limited to electricity, water/sewer, cable/internet. Landlord is not responsible for any interruption in utility service.
4. Lawn and Landscape Maintenance (Included)
Landlord shall provide routine lawn mowing, edging, blowing, and basic landscape maintenance at Landlord's expense. Tenant shall keep all shrub beds free of debris, promptly remove pet waste, and immediately report any irrigation issues. Tenant shall not plant, remove, or substantially prune any trees, shrubs, or plants without Landlord's prior written approval.
5. Pest Control (Included)
Landlord shall provide quarterly pest control service by a licensed exterminator at Landlord's expense. Tenant must prepare the Premises as directed and promptly report any pest activity between scheduled visits. Tenant shall be responsible for the cost of any treatment required due to Tenant's failure to maintain cleanliness or follow preparation instructions.6. HVAC Air Filter Maintenance (Included)
Landlord shall change the HVAC air filter(s) on the first Tuesday of each month (or the next business day if the property is inaccessible). Tenant shall provide reasonable access between 9:00 a.m. and 5:00 p.m. If Tenant fails to provide access on two consecutive scheduled visits, Tenant will be responsible for the cost of any additional service calls and any resulting damage to the HVAC system.
7. Parking and Yard Protection
Vehicles may be parked only on driveways or in the garage. Under no circumstances shall any vehicle, trailer, boat, or other item be parked on grass, landscaping, or unpaved areas. Violation of this provision shall result in (i) a $100 fine per occurrence and (ii) Tenant's responsibility for the full cost of repairing any damage to lawn or irrigation systems.
