This is a thriving Lake Keowee community located in the Foothills of the Blue Ridge Mountains just outside of Seneca, South Carolina  This lot is less than 1 mile to the community amenity center which features a gated pavilion with a stone fireplace, covered dining and outdoor TV, lake access via a wooded ramp walk to the water, a boat launch ramp, and a 10 boat slip dock for members day-use on Lake Keowee. (Overnight docking with form approval from the HOA). There is plenty of parking for boat trailers when visiting inside the gated parking lot adjoining the Club House. The lot is also within close driving distance to three additional boat launch sites, Crooked Creek, Cane Creek Landing and South Cove Park. The neighborhood Covenants and Restriction and their updates are attached for Review. In a nutshell, the Minimum build required Sq footage on the first floor of the main house is 1200 sq ft, and shall not be higher than a two story maximum (exclusive of a basement).  A guest house may be built in a complimentary style and material to the main family residence and it must contain at least 800 sq feet on the main level. This is one of the few neighborhoods that will allow the owner or the builder/contractor to reside in a temporary travel trailer located on the property during the build time, not to exceed a period of up to one year. You may have a Wooden privacy fence but it is not to exceed 6 foot high. Bring your household pets, but sorry....no horses, chickens or livestock.  The neighborhood utilities are Duke Energy for Electric, Walhalla Water Company (public water), Spectrum Internet Service, and local propane provider if you wish to have a gas fireplace, gas stove, etc.  The lot will need a septic tank installed and you will need to apply for a septic permit with DHEC in Walhalla for the size house you wish to build.  The permit, once approved, will be good for 5 years. The build setbacks are 25 ft from both the Front and Back Road lot boundaries, and 10 foot from either interior side  The most likely Driveway access point will be on McAlister Rd as the side along Charters Trail and part way through the land does contain a drainage culvert that diverts rain water towards the lake.  This lot is NOT in a flood zone and does not require Flood insurance.  The HOA dues are $530 for 2024 (which includes the HOA fee and the yearly $100 road assessment. There is a one time new owner transfer fee of $500 payable at closing. The lot is nearly level making this a great value for the size, location and nearby lake access.
