As an incentive for the $ 30,000 sweat equity, I subtracted $110,000 (not $30,000) from the ‘finished’ home price of $345,000 (detailed later). This not only dramatically lowered the house's cost to $235,000, but it will also generate a 250% return on your sweat equity and expenses. In effect, your $30,000 investment and sweat equity will not only earn back your initial $30,000 but also instantly add $80,000 in home equity, totaling $110,000.
