A 700 credit score could minimize your initial move-in costs into a pay plan! Please read everything first. The date listed the apartment is available is an approximate date and may be available sooner. The showing of this apartment will not be available till 5/4. Sign a 1 yr lease. This has unfurnished accommodations for 1 NON-smoking occupant Only. I have no program affiliation with section 8. Please Do Not call to ask. NO pets; 3rd party co-signing; sub-leasing; an in-out run business; nor is drug use allowed. Must keep things clean. If you don't clean regularly, that is a negative here and could cause you to lose your apartment. Filthiness affects others in the building, and everyone pays for those habits. If you use Zillow's free application tool, I don't charge an application fee. Through Zillow you would fill out their application via my listing and follow their process and I will receive the info you use to go through their credit, background and employment check and the results. Once you have filled out Zillow's application process, you can use that application for as many rentals as you care to apply to. My application would be a credit and background check thru a 3rd party security company @$100. Required: 1) Good credit score (min 660) 2) Gross income of at least 2.5X your rent/month of min $2062/mo (common for rentals) verifiable using W-2's, pay stubs of the last 6-12 months for any job using my credit application 3) Security Deposit $825 holds the apartment for 7 days. After the 7th day if you change your mind for ANY reason, there are no refunds (example: deposit paid Friday, good thru Thursday). Anything else paid, is refundable. After move in, the security deposit becomes a damage deposit 4) Fill out my credit application with GA Driver's License, Credit Card-amx visa mc (NO DEBIT); SS Card as proof of identity. Must be able to provide verifiable contacts of 1 yr each at current residency and employers. If your collecting unemployment, not only does that end soon, but it is not a job and cannot be considered as continuous income to qualify 5) Any derogatory or false information given, may result in your immediate or soon move-out with No refunds of any monies collect by the Landlord. Any other refunds would depend on the circumstances and length of time elapsed since move-in 6) After passing security check, we can move onto lease signing, and you will need to pay your deposits and fees at this time in order to move on 7) Last month's rent (LMR) $825; Utility deposit $75; Non-refundable Cleaning Fee $75, which is self-explanatory, are all collected at leasing time. 1st month's rent of $825 should be paid by move-in day 8) To move in with security code to apartment, Secure and show proof of a 1-year Renters Insurance Policy in person, with the Landlord being listed on the policy as an 'INTERESTED PARTY', required B4 move-in, prior to move-in day. NO exceptions! 9) The person renting the apartment has to be able to pay rent on time each month which is due the 1st with a 3-day grace period til the 4th and has to be in the Landlords hand by this time, not held up in a sending process mode thru a money app. If rent due date falls on a weekend, holiday or a day you will be out of town, the rent needs to be paid ahead of time. No partial payments! Rent and utilities due monthly can be paid by cash, money order, the Cash App or Zelle 10) No 3rd party co-signers-those may be fine at a bank, but not at rental property. (The person renting using their SS #, is the Only one who can pay the rent. Not someone else) 11) Got great credit? If your credit is 700 or over, a 3-month payment plan for your last month's rent will minimize your initial move-in cost from $2625 down to $1800 NOT including any application or renters' insurance fees Any early or emergency move outs without going by leasing terms results in No refunds- doing so will forfeit any and ALL monies paid or given to Landlords as we lose rental $ for that next month plus other unpaid losses. No subleasing, subletting or collecting $$ from another person to live with you, without including them on the lease initially. Friends or family and common overnights or temporary stays are fine as normal for not more than 1 week, letting Landlord know ahead of time if a longer period of stay will occur, which cannot be repeated weeks later to hide a live-in arrangement for others- It is against the policy of this lease at this property as it presents a security and safety risk for others living on the property not knowing who the unvetted people are roaming the property or using it as a motel type accommodation, which the property is not zoned for nor tolerated. This property is on camera and is checked for any subsequent irregularities found being a safety hazard or any issue going against leasing terms, keeping things safe and in line for us as residents and our guests on this property.
