Rental Agreement: Statement: This is an individual agreement you are renting a room only on a month to month basis. Which includes privilege areas providing you follow the rules. Responsible for the internet, and for the security cameras. All issues at the house are to be reported to Joseph Masiello: including issues between tenants, and maintenance. Job duties for maintaining the property: You can automatically opt out for $50 a month from job duties. You still have to clean up after yourself. If you are going to participate in the monthly job duties. You must first make it clear what your job duties will be, and agreed upon for that month. Failure to pay, or to participate. Your fine will be deducted from your security deposit. When the amount exceeds your security deposit. You will be sued for the money. Whatever cleaning supplies you need, buy them yourself, Keep them for yourself. Job duties are the rugs, the kitchen, the bathroom, Job duties for the garbage: Everybody is responsible for their own garbage. Garbage is collected every Monday & Thursday. Garbage is put in the back. Please Note: failure to clean up after yourselves outside. Not only do you have to deal with the rules of the house. But if the house gets fined from the town of Oyster Bay for it. The responsible tenant, and or tenants will pay that fine. The fine is $500 dollars The Rules: 1. This is not a party house! The priority is the people that live here. Keep the amount of people in the house down to a couple of people at a time. (Unless otherwise specified) 2. The driveway is a shared space. Only people that live here can park. Exception is for Kamu & Associates. If your car is not running it can stay there for a limited time. 3. Overnight guests stay in your room. Twice a week is fine (Unless otherwise specified) 4. All money for the rent will be sent to Joseph Masiello on the first of every month. 5. You can have a cat, one is here already. Dogs are not allowed. 6. Check your mail often. You can not have other people's mail sent to the house. 7. All tenants are responsible for cleaning up after themselves. Also if you have people over, it is your responsibility that they clean up after themselves as well the day of making it. (Unless otherwise specified) 8. In an event where a tenant has to stay at a hotel for non-compliant behavior, and or being a nuisance from the other tenant, and or tenants, or their guests. That tenant, and or tenants will have to reimburse the full cost for whatever expenses that may have occurred. Also $250 for each tenant that was affected by it from the guilty party. 9. Snow removal: All members of the house are required to participate. Failure to do so, you will lose driveway privileges, and you will be fined $50 each time it snows. 10. No smoking cigarettes, and or cigars in the house. If you smoke weed, keep it in your room. Do not let it smell throughout the house. Vaping is fine. 11. You control the temperature in your own room. In the common areas there is a thermostat that we all control. Depending on the time of year it is usually set to 70,73. 12. The back room is a private room. It is off limits. (Unless otherwise specified) 13. Property manager has the right not to allow a visitor in the house, or a former tenant. For non-compliance, or being a nuisance. 14. Up to six people can live in the house; including you is five. If a sixth person would live here it would be under the following conditions. You already have a history of following the rules. It would be agreed upon by everyone in the house. 15. If changes at the house must happen, it must be a group decision. However if there is a standstill with the tenants a decision must be made. The tenants with the least amount of issues set the standard. When moving out: 1. You can not use your security deposit for last month's rent. 30 days notice when you move out. Cooperate showing the room. Failure can forfeit your security deposit. 2. All accounts must be up to date. Have a 0 balance of what is owed. All your property removed, with your garbage, return your keys. Have no damage that they made to the house, or the tenants things. That includes all fines at the house as well. Any failure to pay the fines will be deducted from your security deposit. (Unless otherwise specified.) must reimburse for the money that is owed. If the tenant, and or tenants in question refuses. The Property manager, or tenants Have the legal right to sue. When those needs have been met, then and only then whatever portion of the security deposit is theirs will be returned. 3. However if the amount the tenant owes exceeds the value of the security deposit he, or they will have 30 days to pay the balance. After that they will be sued for non-payment. You have read the monthly rental agreement. The property manager went over it with you. You agree to the terms and conditions.
