Rent, Deposit, and Utilities * Rent amount: $2,600 per month * Security deposit: One month's rent ($2,600) * First security deposit and first month's rent are due at lease signing. * All utilities to be paid by the tenant. Landlord must be listed as an interested party on all utilities. Credit Score Requirements * Credit score requirements are waived for Section 8 applicants. * One applicant must have a minimum credit score of 700. * Scores between 600-700 require a co-signer/guarantor. Lower scores not considered. * If an application is denied based on credit or background screening, applicants will receive an Adverse Action Notice, as required by law. Rental History & Landlord References The following criteria must be met or a co-signer/guarantor is required: * Verifiable rental history for the past 3 years. * No prior evictions in the past 7 years. * No more than 2 late rent payments in the past 12 months. * No history of lease violations, property damage, or outstanding balances with previous landlords. Renter's Insurance Requirement * All tenants must carry renter's insurance with a minimum of $100,000 in liability coverage and loss-of-use coverage. * Proof of insurance is required at lease signing.. * The landlord must be listed as an interested party on the policy. Co-Signer/Guarantor Requirements * Must have a credit score of 700 or higher. * A verifiable income of at least three (3) times rent ($7800) OR * Six months of financial statements of your choosing showing an account balance greater than three (3) months rent ($7800). * Must reside in the U.S. * Must sign the lease as a financially responsible party. Lease Terms * The minimum lease term is 12 months. * Month-to-month leases are not available. * Tenant is responsible for all utilities: Electric, Gas, Water/Sewer, Trash, Internet. * Tenant is responsible for keeping yard, grass and trees healthy and tidy. * No subletting or short term rental * Smoking, vaping, and marijuana use are prohibited inside the unit and in common areas. * No pets are allowed in the rental unit.
