We are a respectful, conservative, young family that live in the main house and will serve you as property managers. We are super laid back mind our own business type of ppl, we are not nosy, hate drama and want to have a hands-off management approach so I apologize for the caveats below but given the nature and climate of current times please read before responding to this ad. Caveats: Violation of the following will automatically void & terminate rental agreement. 1) This studio is rented to one person/tenant only or one couple, that will not change though the duration of rental agreement for any reason. 2) Pets of any kind (includes fish, insects or reptiles) will NOT be permitted at any time to include pet sitting. 3) The use of cigarettes, Illegal drugs to include marijuana smoke at property, use inside car at property. Vaping OK. 4) Any loud music, music instruments or surround sound type systems have a daily cut-off time of 10:00PM. 5)Obscene, immoral behaviors (drunkenness outside, fighting, nudity, intercourse outside of dwelling etc.) or loud profanity that could be heard through walls or outside patio/driveway area. 6) Occasional overnight guests are permitted. Let's be adults about this-one we are obviously trying to be clear that the "my gf/bf pretty much lives here" scenario is a no-go. This is a great a opportunity for a single mature working professional or an older couple with good standing personal and rentals history references looking to escape the apartment life and have the convenience of driving up to a drive way and entering their quiet and peaceful studio through a gated private entrance attached to single level private home. The back yard can be used to garden or grow your own food. As mentioned above you will have your own high fenced yard w/ partial covered patio approx. 200sft. Existing Tenants will serve as property managers to subcontract repairs, collect rent/utilities, direct contact. * First and last upon entering into signed agreement.
