A bookcase will remain in the room, but all other furniture can be removed. Plenty of outlets and good WiFi. The Home: 2500+ Square feet, with many shared spaces, including a modern kitchen with amenities, a dining area, a seating/lounge area, and a large basement. The full bathroom is shared among tenants (either one or two total) and guests; a half-bath is in the basement. The highlight of the home is the outdoor space. The fenced-in back yard is green and full of birds, due to the proximity to Norristown Farm Park. A deck is attached to the main floor dining area over-looking the back yard, and an outdoor patio sits below. Directly beneath the patio is shaded and rain-proof. In addition, there is a built-in fire pit on the patio, as well as a garden on the side of the house. The house has central AC, a new boiler/heating system, clothes washer and dryer, and a dishwasher. Drive-way and easy street parking for multiple cars. A tenant is welcome to use the shared spaces, but treating those spaces with respect is very important. It is expected that tenants clean up after themselves in a timely manner. The Area: The house is on a quiet street with little through-traffic due to a section of dead-ended streets. Norristown Farm Park with trails and creeks are across the street from the neighborhood. Elmwood Park Zoo is down the road with amazing animals, Treetop Adventures and Night Adventures. Von C brewery is on the way. Grocery stores and many other retail are very conveniently located. The scenic Westover Golf Club, one of the finest in the Delaware Valley, and the Schuylkill River are within 6 minutes. Valley Forge Park and Evansburg State Park are within ten minutes. Yet King of Prussia mall, the 3rd largest mall in the USA, Plymouth Meeting Mall, and Conshohocken nightlife are within 15 minutes, and commuter rail and bus stations within a couple miles provides easy access to the Philly metro area! Maintaining a clean shared space is of the utmost importance. Cigarette smoking should occur outside. Noise should be moderate by 10pm Sunday-Thursday, and 12am Friday and Saturday.
