    What's special

    For the first time in 16 years my Los Angeles home is on the market for a renter. Ideally for a single person or a couple, but also roommates, if they don't mind sharing a bathroom. These photographs are all recent and the house is being rented unfurnished. The most likely move in date is December 1st, although November 15th is possible, or somewhere in between. This is the top floor of a duplex, which from the street reads as a house. There is another duplex on the property (as you can see in the photos) so four units total, all rented. There is a private garden. The property is landscaped and well maintained. Everyone shares a laundry room. It will be freshly painted. It is a very quiet, clean, considerate, gated property. The sunset view from the back porch is stellar. Indoor pets will be considered; it's not appropriate for outdoor or large animals. There is a small pond with one happy turtle and many goldfish that will need to be feed and slightly maintained (there is monthly service). The rent includes all utilities and one parking space (parking on the street is easy). It's close to Alvarado and Sunset, so a very desirable neighborhood with great restaurants and businesses in both directions of Sunset. It's a twenty minute walk to Sunset Junction and a 30 minute walk to the Silverake reservoir. Minimum one year lease. Owner pays all utilities. No smoking. No guns. No more than one pet; preferably none as there are cats already on the premises and you can pretend they are yours. One parking space with unit but parking on the street is easy. Last month's rent due at signing or arrangements can be made to pay over time. Tenant will be expected to maintain the property to the same standard as they find it, which is to say very clean and well maintained.
