    About the apartment: This apartment is located on the 5th floor, with a large window looking west that brings in natural light and beautiful views of sunsets with the Sacramento skyline. It has its own central A/C and heating that is easy to control. There is ample space for storage for all items between closets and kitchen cupboards and pantry. The unit comes fully furnished with a tv and tv stand, full-sized bed, night stand, dressers, and kitchen table and chairs. The personal, in-unit washer and drier are separate, large-load-carrying, and only 1 year old. About the community: This studio apartment is part of Academy 65 at 1325 65th St, a very safe new apartment complex built in 2019, that is great for both student and non-student residents. The complex has high security and upholds safety standards. There is a well-equipped community gym and spa deck with a fire pit and grills. Due to extra precautions from the pandemic, these areas are temporarily closed for resident safety. The bottom floor of the apartment is made up of a modern community lounge, mail room, gym, free secure bike storage, and main office. They have free printing and a coffee and hot drinks machine for the resident's convenience. As the current tenant, I am looking for someone to re-let my lease, and will be the one to pay the first month of rent (July 2020) and the re-let fees. This is a 13 month lease, with the first month free. Due to summer sales on non-leased apartments, I can provide an additional $400 upon re-let to help even out the cost of rent for your lease term. This apartment has optional garage parking for an extra $125 per month. This is currently tied to this lease, so you will get a secure garage parking spot alongside that additional fee. You can offer to give up this spot and the monthly fee to other renters if you would like to. Monthly rent includes utilities for garbage, gas, internet, water and sewage. Electricity is the only utility you need to pay for, which is typically around $40 per month. You can add cable if you want. There is no smoking allowed in the apartment complex. The pet policy states no pets, but they will make exceptions for support animals. You may also contact Academy 65 directly and tell them you are interested in unit 509, being offered for re-let by Danielle Palm. Please note that the amount I am paying up front is a personal agreement between tenants, not through apartment management. That will be revisited after the background check and application are passed.
