Due Date & Late Fees: Rent due on the 1st of each month Late after the 3rd at 11:59 PM Late fee: $75 on the 4th, plus $10/day until paid (or whatever is legally allowable in FL) Tenant Maintenance Responsibilities: Replace lightbulbs as needed Replace AC/air filters monthly Handle interior pest control Keep the home, yard (if applicable), and fixtures clean and in good condition Immediately report maintenance issues to prevent further damage Landlord Maintenance Responsibilities: Major systems: HVAC, plumbing, electrical, roof Structural repairs Exterior pest control if needed Utilities & Services Tenant Pays for All Utilities: Tenant is responsible for water, sewer, electricity, and all personal utilities (internet, cable, etc.). Trash & Recycling: Tenant must follow city trash/recycling schedules and properly place/return bins. Insurance & Liability Renters Insurance Required: Tenant must maintain active renters insurance and list "Landlord" as an Interested Party. Liability for Damage: Tenant is responsible for any damage caused by negligence, misuse, or guests. Property Access & Showings Pre-Move-Out Showings: Tenant must cooperate and allow showings within the last 30 days of the lease to prospective renters, with proper notice. Landlord Entry: Landlord may enter with 24-hour notice for repairs, inspections, or emergencies (Florida law compliant). Rules & Restrictions No Smoking: Smoking or vaping of any substance is strictly prohibited inside the home or garage. Pet Rules: Pets must be approved in writing No aggressive breeds Must be cleaned up after and not cause damage or nuisance Guest Policy: Guests staying more than 14 consecutive days require written approval. HOA Rules (if applicable): Tenant must comply with all HOA rules. Any fines for tenant violations will be billed to tenant. Alterations: No painting, renovation, or installation of fixtures without written permission. Parking: Only use designated parking areas. No RVs, commercial vehicles, or non-operational vehicles without approval. Move-Out Requirements Move-Out Condition: Property must be returned in clean, undamaged, and professionally maintained condition. Carpet professionally cleaned (receipt required) All keys, remotes, and access devices returned All trash removed Security Deposit: Returned per Florida law after inspection, minus any damages or unpaid balances.
