Trash & Recycling: Tenant must follow city trash/recycling schedules and properly place/return bins. Insurance & Liability Renters Insurance Required: Tenant must maintain active renters insurance and list "Landlord" as an Interested Party. Liability for Damage: Tenant is responsible for any damage caused by negligence, misuse, or guests. Property Access & Showings Pre-Move-Out Showings: Tenant must cooperate and allow showings within the last 30 days of the lease to prospective renters, with proper notice.
