Exterior walls are framed in 2x6 construction and fully encapsulated in spray foam insulation, while the roof structure is sheathed in upgraded plywood and finished with a premium standing-seam metal roof, selected and detailed to maintain a flat, refined appearance over time. Fire resistance and durability were prioritized throughout, with cement-fiber siding, metal roofing, and smooth-finish fire-rated drywall ceilings. Inside, the palette is calm and confident. Wide plank white oak floors run throughout the main level, finished in a soft satin sheen that reflects natural light without glare. The kitchen is modern and architectural, with smoked tone cabinetry, black leathered stone surfaces balanced by a white Silestone island, and polished Grohe fixtures that feel deliberate rather than decorative. This is a home designed to endure, visually and structurally. It is equally suited as a full-time residence or a refined mountain retreat, located approximately thirty-five minutes from Massanutten Resort, yet removed from the density and noise that often define resort-driven development.
