There is two different lawsuits on this property.bought this home from an owner builder. The house is falling apart. The seller /owner/builder did many questionable acts at this property. As it stands right now there is no permit for any work done here. The paper trail leads to permit processes not followed by the county. Bogus Permit issued 2008 finalized 2012 and advertised as built in 2012. The foundation is worthless and crumbling. The anchor bolts come up through concrete when tightened. The foundation has no structural integrity. The walls are not anchored to foundation by anchor bolts. Corners have only one stud. Drywall is coming apart . The list of non compliant work is substantial .Three contractors and an engineer said foundation has to be removed. This property is days away from demolition and not for sale. There is a non permitted wood burner also. The electric service has numerous double taps and is not signed off on bogus permit. The septic tank is not located where the engineered plans require it to be. Cal fire required the very steep driveway be paved before a cert of occupancy could be issued. It got issued anyway. Now there is no building or remodeling on the property without paving the driveway at a cost of 25k. I found all this out the hard way, researching and being persistent in the pursuit of where the paper trail went and ended. All this after a good size down payment . I asked the owner/builder/seller why he was doing an owner will carry sale. He replied that banks would not loan on a house this small. What he meant and I found out was banks won't loan or refinance on collateral property that has so many violations and no legal permit. The owner/builder/seller never stayed in the house and is now in Lebanon Oregon claiming to be a general contractor for decades and a real estate broker and a house flipping guru. Recently got defective construction report by certified examiner , over 100 k to bring up to what it was advertised to be.
