1. Term:

* Tenant may subscribe to a 24/7 alarm monitoring service, which includes automatic emergency dispatch to 911, for an additional fee of $50 per month.
* Tenant will receive instruction on how to use the security system (front door camera bell included).
7. Termination:
* Tenant shall provide Landlord with a minimum of two (2) months' written notice of their intention to vacate the premises.
* Landlord may terminate this lease for cause, including but not limited to, non-payment of rent, violation of lease terms, or damage to the property.
8. Entry:
* Landlord shall have the right to enter the premises upon reasonable notice, except in cases of emergency, for the purpose of inspection, repairs, or showing the property to prospective tenants or buyers.
9. Use of Premises:
* The premises shall be used for residential purposes only.
* Tenant shall comply with all applicable laws and ordinances.
* Tenant shall not engage in any activities that disturb the peace and quiet of the neighborhood.
10. Pets:

11. Subletting:

12. Governing Law:

13. Entire Agreement:

14. Severability:
* If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
