Called SweetRow, these are five rowhouse-style condos with two bedrooms, two bathrooms plus a flex-use room. This is new construction, fully equipped with appliances and laundry and featuring high ceilings, LED lights and ceiling fans, walk-in closets, and exceptionally large windows throughout with Hunter Douglas power window shades. By comparison to the new Ren-Lofts.com, GroveApts-bismarck.com and Trestleliving.com, each of the SweetRow residences is significantly larger and has more privacy because there are no publically shared hallways, stairways, laundry, garages or community rooms. Each has a front door and back door at ground level. SweetRow is located near The Bistro, Laughing Sun, CHI St. Alexius Hospital, and is eight blocks to CashWise on Expressway for groceries, liquor, gas, pharmacy, and banking; as well as small restaurants, Big Lots, Office Depot, Dollar Store, Little Caesars Pizza, a nail salon and medical clinic. Similar floor plans possibly available are house numbers 1309 and 1305 ($1,800/mo.+). And the smaller, single bedroom plans are house numbers 1307 and 1311 ($1,300/mo.+) without garages. Lease terms The length of the lease is negotiable. An application is required for each occupant over age 18 providing previous rental and employment references. Adult occupancy is limited to 2 adults per residence. Credit rating above 700 preferred. Tenants are responsible for utilities MDU gas and electric and personal WiFi and cable services. Landlord will pay City water, sewer, and trash services on unit 1313. Two domestic pets will be considered and require a non-refundable $170 deposit each and additional $35/month rent per pet. (Violation of the lease pet policies will result in prompt termination of lease and forfeiture of rental deposit.) Lawn care and snow removal is provided at no additional fee to tenants. Management will replace furnace filters and fire alarm batteries routinely. Absolutely no smoking of any kind is allowed inside the residences or garages. Satellite discs, other equipment or decoration are not allowed to be attached anywhere to outside of the building. A lease agreement will be provided for review during the application process and prior to acceptance of deposit. Household furnishing of all or part of a residence is a negotiable consideration for an approved tenant.
