Included are all major appliances except a washer and dryer (does have hookup for both) The master bathroom has a walk in shower. This home was fully remolded just a few short years ago. Renting Rules and Regulations Rent for this property will be $1,500.00 per month due on the first of each month. There is a $1,500.00 deposit. This can NOT be used as last month's rent. This is a ONE YEAR LEASE Late rent will be charged at $25.00 after the first of the month, and an additional $5.00 will be added every day past the fifth of the month. There is a $25.00 returned check fee, in this instance the returned check fee and your Rent must be paid by money order within 5 days of notice. Property Exterior Back and front porch appropriate lawn furniture only, no kitchen chairs or other furniture (such as Couches) will be permitted. You must have trash service. Trash must be stored in a proper container with a lid; no trash or trash cans are allowed on Porches. There will be a suggested Trash company attached to the end of this document. BBQ grill on back porch only. When the grill is in use please move at least two feet away from the vinyl siding. Make sure grill is fully cooled before placing back to the house. NO SMOKING INSIDE THE RENTAL PROPERTY- Dispose of all Cigarettes in the proper container, butts are not to be found in the driveway, front of back yard or in the roadway in front of the rental property. You are not permitted to service your vehicle on the property. No unlicensed vehicles will be permitted. This includes Derby Cars or Race Cars. No parking in the yard. No above ground pools, trampolines and no riding of ATV's on the property. Fenced areas are not part of the rental property therefore you are not permitted in these areas. Your neighbors have private residences and own livestock, you are not permitted on their properties without permission, this includes the pond. DO NOT FEED THE LIVESTOCK. In the Event there is a livestock issue please contact the landlord. No late-night parties! Or loud music! Driving in an out at all hours of the evening is not permitted, night work or first responders are an exception. A safe speed should be maintained along the driveway. IF you are speeding down the driveway you will be given a warning. Interior Keep hanging of pictures to a minimum, no excessive nail use. No wallpaper or borders, no wall stickers, and no PAINTING of walls Use of electric Heaters is not permitted due to possible overload; some infrared heaters will be permitted please contact landlord if you are wanting to use a heater. AGAIN, THERE IS NO SMOKING IN THIS RENTAL PROPERTY Notify the landlord immediately of damages or repairs that are needed to the property, this will respond promptly to address your needs. THE FOLLOWING WILL BE TAKEN FROM YOUR DEPOSIT Broken or missing window screens are a charge of $50.00 each Holes in interior doors, broken or doors taken of or missing will be $150.00 per door Damage to Exterior doors will be a charge of $250.00 All cleaning fees will be taken out of the deposit. You will have the opportunity to clean before you depart, and you will be given a cleaning checklist. Damage due to nonpayment of utilities, will be charge be severity of the damages. Utilities-You will be given a list of utilities Maintaining utilities is your responsibility as a tenant, and they should be kept in good standing, any damage due to negligence of utilities will be taken from your deposit. Renters Insurance is required to rent this property. The landlord is not responsible for any missing or stolen property.
