Payment is considered received on the date it is successfully transmitted and confirmed by the platform. Any processing fees charged by the payment service are the responsibility of the Tenant. Landlord shall cover electricity charges up to a maximum of $600 per month. Landlord shall cover water charges up to a maximum of $300 per quarter, with bills issued in January, April, July, and October. Any usage exceeding these amounts shall be the Tenant's responsibility and will be added to the monthly rent following the month of when the utilities bill becomes available. Tenant shall pay a mandatory cleaning fee of $180 per month in lieu of performing regular cleaning duties themselves. This fee will be added to the monthly rent and payable on the same schedule. Tenant is responsible for a mandatory $75 fee per scheduled snow removal service during the winter season. Service animals: Permitted without additional fees, in compliance with ADA guidelines. Non-service animals: Permitted only with Landlord's prior written approval. The Premises shall not be occupied by more than six (6) persons at any time. Tenant shall not assign the Lease, sublet the Premises, or permit use of the Premises by any persons other than those listed in the Lease without prior written consent of the Landlord. Tenant is required to obtain and maintain renter's insurance throughout the lease term, with coverage sufficient to protect Tenant's personal property and liability. Proof of insurance must be provided to Landlord prior to move-in. Tenant shall keep the Premises in good order and condition and promptly report any maintenance or repair needs. Tenant is responsible for the first $100 of any repair or maintenance costs per incident. Costs exceeding $100 will be covered by the Landlord unless the damage was caused by Tenant negligence or misuse. Tenant and all occupants and guests shall not smoke inside the Premises. If smoking is found inside the Premises, Tenant shall be charged a $1,000 damage and cleaning fee in addition to any other remedies available to the Landlord. Tenant shall not make alterations or improvements without Landlord's prior written approval. Tenant may terminate the Lease only by providing Landlord with at least 45 days' written notice prior to the intended move-out date, unless otherwise required by law. Tenant remains responsible for rent and utilities through the end of the notice period. Landlord may terminate the Lease at the expiration of the lease term by providing at least 45 days' written notice to Tenant. If Tenant terminates the Lease early without Landlord's consent, Tenant shall remain liable for rent and all other obligations under the Lease until the Premises are re-rented or the lease term ends, whichever occurs first. Any renewal of the Lease shall be subject to mutual agreement between Landlord and Tenant, in writing, no later than 45 days prior to lease expiration. Tenant must either (a) leave the Premises in professionally cleaned condition or (b) elect to pay a $350 one-time cleaning fee to cover professional cleaning.
