3. That the rental of the unit is with a 12 month minimum rental. The total deposit will be forfeited if Tenant does not occupy the unit for the minimum period.
4. A deposit is required. This deposit will be returned upon Tenant's vacating if all this agreement is complied with -- especially that the unit is clean and undamaged.
5. Tenant is required to give 30 days notice upon vacating premises prior to lease term or they are subject to paying a month's rent upon vacating. Exceptions for unusual circumstances may be granted by owner/manager.
6. Tenant agrees to vacate premises within 3 days of being notified in writing due to non-payment of rent, breach of this agreement, or any other reason deemed prudent by the owner/manager.
7. No alterations of any kind to the unit (including painting) shall be made without written consent of the owner/manager.
8. It is expressly understood that the owner/manager of said premises will not be liable for any damages of injury to the Tenant, his/her family guests, or to his/her or his/her family's property from whatever cause arising from the occupancy of said premises by Tenant and his/her family.
9. Tenant gives owner, in addition to lien given by law, a lien upon all property, including furniture and household furnishings for rent agreed to be paid and for damage caused by Tenant and also for court costs and attorney's fees incurred under these terms.
10. It is understood that the owner/manager can enter and inspect unit at all reasonable times to ensure maintenance and safety or unit and to show unit to prospective Tenants after notice to vacate has been received.
11. Tenant cannot transfer this rental agreement or assign or sublet unit.
12. That the violation of any of the conditions of this agreement shall be sufficient cause for eviction from said premises. Tenant agrees to pay all costs of such action including such reasonable attorney's fees as may be fixed by court.
