VERIFIABLE RENTAL HISTORY
Credibility matters. We will make a good faith effort to reach out to former landlords, but we reserve the right to deny your application if we are unable to verify your rental history.
SUFFICIENT INCOME
Monthly income must be 2.5x the amount of monthly rent. If your monthly personal debt, utilities, and rent will exceed 60% of your monthly income before taxes, we will ask for a co-signer on your rental agreement. If that amount exceeds 75% of your monthly income, your application will be denied. We need 3 months verified income, meaning pay stubs, employer contract, or tax records. For section 8 applicants, the amount of assistance you receive will be considered part of your monthly income.
PETS
Please note if the rental allows for pets, there is a $250 refundable deposit for cats and a $500 refundable deposit for dogs. Monthly pet rent is $15 per cat and $35 per dog. There may be restrictions on number and types of pets allowed according to the unit.
CREDIT
Good credit is a requirement (600+ Trans-union Resident Score). However, we understand life happen. For instance, if you have bankruptcies discharged, home foreclosures or a short sale processed within 4 years due to medical/health insurance costs or re-adjusting minimum mortgage payments, then we may be able to approve you with a co-signer
IDENTIFICATION
We need 1 photo ID (driver's license is best) and a social security card or non-resident alien card. Present with completed application.
