Sheets blankets and pillows 1 Office - with futon, desk, book shelf and decor. 1 Bathroom- tub and shower, vanity sink, towels and some soaps and shampoos LIving Rm. Sofa bed (full sz.) rug, side chair, ottoman, lamps , decor. Dining Room- Dining table seating for 6 comfortably, decor. Kitchen- full-size refrigerator, microwave, dishwasher, electric range with oven, toaster, coffee maker, and about all the kitchen cooking needs you would need such as dishes , glasses, coffee cups, pots and pans, blender, can opener, trash can,wine opener, silverware, etc. kitchen will also be stocked with some cooking condiments. CLEANLINESS- This home is thoroughly cleaned. fresh clean sheets and towels are replaced after each guests leaves. Check out Instructions are posted and should be done at departure . PARKING- Off Street parking for 2-3 vehicles PRIVACY FENCE- There is a privacy fence and cyclone fenced back yard. *Note: Some listing sites may have inserted a few things that are not available or not correct such as gas, gated entry, security , assigned parking spot. Please look at written information below for correct amenities. This home in a urban multicultural transitioning neighborhood, and is priced for a 2 person occupancy or a small family of no more than 4 . All names of those occupying the home must be given and Guest tenant is responsible for the behavior of all occupying the property. Any guests who spend the night must be approved of forehand in writing, and may need to pay an additional charge of 10.00 per night each or 150.00 per month. RENTAL TERM: This home is rented month to month with a beginning and end date in mind, not to exceed 120 days. Check in time is between 12:00 noon and 3:00 p.m. departure time is by 12:00 Noon. Guest tenant is responsible for any and all cost of loss of income incurred as a result of failure for Guest tenant to depart at agreed time, causing cancelations to future guest tenants and/ or any other lose of income. LATE FEE: A 100.00 late fee if rent is not paid on Due date. If no payment by day after due date , guest tenant is in jeopardy of eviction . SECURITY DEPOSIT-a Security deposit of $800.00 is not to be used as any part of rent payment. It includes a hold deposit of $200.00( this deposit used to keep calendar blocked till the end date of the agreement) Both the hold deposit and the remainder amount of deposit ($600.00 ) is fully refundable if calendar and rental terms are fulfilled and property is left in good condition with no damages or loss to property or furnishings, if check out instructions are completed(tidying up, making sure furnishings are in good shape and orderly, dishes are washed, opened and refrigerated food is disposed of, trash is taken to outdoor garbage cans, keys are put in lock box and a text to owner telling that you have departed, and if no other costs such as excessive use of electricity, or additional cleaning costs. EARLY DEPARTURE: For departure that is made earlier than what was originally agreed upon, Guest tenant must give an entire 30 day written notice before departure date, as well as receiving a written response of approval from the Landlord) If the entire time of original agreement ( original in and out agreed upon dates) is shortened even with a 30 night notice of approval, only the $200.00 hold deposit amount will be forfeited. Note: Landlord is under no obligation to hold any dates past the departure dates originally agreed upon, and will definitely be making agreements with other guest tenants for the future dates to be rented months before current guest tenant's departure. PETS and Pet DEPOSIT -There must be a written Preapproval of any and all pets. a additional pet deposit of $200.00 is non refundable. TRASH PICK UP- Trash pick up is on Wednesdays, please try to have trash out by Tues evening. Recycle when possible. Clean dry item glass, plastic bottles and cardboard. Garbage and Yellow lid recycle bins are Located outside back privacy fence in alley. HVAC- Air Conditioner and Heating- - Please be considerate with setting temperature at a reasonable temperature. AC 72-76 degrees and Heat 70-76 degrees. And please make sure doors and windows are not opened when HVAC is on. Make sure switch on Auto, that way it will maintain temperature when needed and not freeze up A/c . There are Ceiling fans in bedroom , living room and kitchen. You can always turn off unit when A/C or Heating is not needed. *WASHER AND DRYER- Front load washers tend to mildew if door is closed when wet inside. Please leave slightly to air out, and perhaps do a wash with baking soda and vinegar once in a while. NO SMOKING, Vaping or Drugs: No Smoking , drugs or vaping. There will be a 100.00 Odor removal fee if cigarette or vaping oder or damage is found in home. No Drugs! Doing these this will be cause for eviction if found out during your stay. NOT SUITABLE or Equipped FOR: *Handicapped-there is no elevator or ramp. Not wheel chair accessible.
