Any false information will constitute grounds for rejection of the application or immediate termination of the lease. All adult tenants will need complete verification of background, past residency, credit and employment income verification to determine final approval of the application.
Qualifying Standards: to approve an applicant, we must be able to verify the following:
-Residency: Verification of the past 3 years of residency. A positive record is required.
-Credit Report: We will run a credit check. An unsatisfactory credit report may disqualify an applicant from renting. An unsatisfactory credit report is one that reflects current bad debt, unpaid bills, liens, judgments, or bankruptcies. If an applicant is rejected on the basis of credit, the applicant will be informed.
-Employment: Proof of employment and verification of income is required. For an applicant to be approved, they must earn a minimum of three times (net-after taxes) the lease rental rate.

Room Mates or other Adults applicants : The main applicant can invite other applicants to the application through Zillow. Each applicant must qualify individually. Each is equally, individually and fully responsible for entire monthly rental payment and each must sign the lease agreement and its supporting documents.
-Rental Payment: Monthly Rent is due on or before the 1st of each month payable to an established online bank account that will be provided by the landlord. There will be a late charge of $50.00 late fee for all rent paid after the 5th day of each month. NO CASH or CHECKS ACCEPTED.

Tenant is responsible for the upkeep of the home which consist of the minimum:
- Changing out the HVAC Air Filters every 30 days
- Refrigerator Filter as required
- Yard Maintenance to ensure cutting of grass and shrubs to prevent overgrowth
- No painting over original paint
- Use small nails to hang pictures to avoid large holes
- Do not wax or use excessive water for mopping to prevent damage to flooring
- Notify landlord within 24 hrs of any maintenance emergency that requires attention
Tenants pays all utilities and trash removal to maintain the regulatory standard for Health and Welfare
