    Hello & Thanks for looking at our home! There are a lot of details to this as it is not just your typical rental listing! So.. PLEASE Do NOT fill out an application unless you read the entirety of th edescription and Lease Terms! It is long but it is informative and imperative that you understand what we are offering and the terms. The 3 bedroom, 1 bath fully refinished mobile home is on 5 acres in unit 5 of Aspen Springs, Pagosa Springs. While it is older, the upgrades on the inside are all new. The whole house is for rent for long term lease, but depending on your needs, we may agree to start with month to month to make sure everyone ends up happy here. My husband and I and our cat stay in an RV on the property May through October, so meeting will be important to make sure it's good fit as close neighbors. We like to make friends with those who are in our home- to be able to help each other out, and share in on the summer BBQ fun or even mountains, camping, quading & hunting excursions, if you like- that's what we live for!! Patriots who would stand with this community to protect eachother, our homes, and our resources, are the best candidates for our little end of the road community! In the summer, our 5 very well behaved horses come home from winter pasture.We would love to have tenants here who love horses, and whom would and physically could, at times, be willing to feed in exchage for rent reduction if we have to go visit family out of state. Experience with horses is a plus, but not a must! The neighborhood: It is a quiet location at the end of a Cul-de-sac. There are kids always riding bikes and the neighbors all watch out for one another so it feels Very safe! We like to have occasional BBQ's where all our friendly, freedom-loving neighbors join in for some delicious smoked meat with potluck style sides, a bonfire, and to safely shoot guns at targets at the end of the road. If this sounds against your beliefs, no hard feelings, but it doesn't sound like you would like it here! The Layout: The house is 1200 sq.ft. with the original two bedrooms, and the add-on bedroom, a bathroom with tub and cedar shower walls, the livingroom, kitchen, and dining area, all decorated in whitewashed-barn style wood wallpaper, with some tan and white walls. There is a great view from a large covered front porch, with a couch, chairs, tables, BBQ, and a place for a hammock. If you set feeders, the hummingbirds love it here and regardlesa, this porch can be an amazing place to relax! On the covered back porch, there is a nice place to sit for sunrise and drink your coffee or tea. There is also a south-facing greenhouse covered alcove, perfect for growing some plants or flowers. The living room has a fireplace for having a warm winter fire that can heat most the house, with supplemental propane and/or electric heat needed in the two far bedrooms! We will warn you now- If you are wise with the ratio of heat sources and use, you can keep heating costs way down, but if you crank up the heat and aren't mindful to turn it down when you leave, it can get kind of expensive here through the winter! We have been here 20 years and can let you know all the ins, outs & tips, if you are open to it! There is a nicer set of washer and dryer that work well but if they ever go out, we will not replace them. As of now, the place is listed as unfurnished, with the exception of some patio furniture that could be removed if needed, and the interior could be partially furnished, if desired. Wifi: There was Century Link Wifi at one point, not sure what it would take to hook back up, probably easy enough, but the last renters just used Starlink and liked that. Parking & storage sheds: Two of three of the parking spots in the driveway are available for your use as we like to keep one open to be able to access the shed and storage, or park the water trailer. In the summer when the plow trucks don't need to come through, there's plenty more parking on the road and cul-de-sac. A metal storage container, the storage shed behind the house, and the "maintenance shed" in the driveway we use and keep locked, for all the things we must put up and store away in winter, as well as all tools necessary to work on the property. If you are trustworthy with the tools and can agree to take care of them and put them back where they belong, you are more than welcome to use them for personal miscellaneous needs- we like to share and help! About us & expectations: We are easy going, hard working, and love adventure and hunting! We love our horses that roam the property- they are all hand rasied by us and are extemely gentle. Our grand-daughter as a toddler grew up at their feet! We are 420 friendly, but do not like cigarette smoke- we don't live in the purest air filled mountains to breath smoke, so if you are a heavy smoker, sorry, but that will be Not a good fit!! We appreciate good, clear communication and we strive to keep the property as tidy as possible- NO piles of trash or junk will be tolerated! We are very handy and like to help and are often around working on things all over the property but at times, we also leave into the mountains for periods of time. We strive to respect tenants' privacy and try to only work on the immediate outside of the house when tenants are away for the day, or as agreed upon. Questions?? PLEASE ask! Serious applicants MUST submit application, either through Zillow or a rental agency. Many applications come in and we are more likely to respond to the ones who are friendly and present who they are, wanting to live in our home and be our summer neighbors! Also, you wont want to pay for the application unless we are both certain of signing an agreement! Thanks for lookin & happy home huntin'! Availability: The house is available anytime as the tenants just moved out and left it clean and ready. My husband and I are wanting to replace some of the older windows when he gets back May 7th, so the timing it's available depends on the arrangement we make with getting that work done, and not being in your way. This upgrade will make heat costs through the winter more tolerable, so it is important we get this done! The lease and rent: We prefer to make a year lease but are open to doing month to month for the summer, as to make sure everyone is content, but come winter, we would like a lease to last til April/May, as we leave the country and do not wish to come back mid-winter to change over the rental! $1600/month paid monthly in cash with a receipt given to you while we are in town, then you must be able set up Zelle or some sort of transfer to make it easy while we are away! We use a VERY thorough lease drawn up by a local Property Management Company- it is your responsibility to read every detail and know what you are signing! Even though we use their lease, we manage the place ourselves, as we found that country life is a bit different than the in-town rentals, we know best how everything runs here, and are present 'til winter to maintain and assist with any minor issues. The rest of the year, we have a handyman available for any major ones and we can recommend him to you for any of your own personal needs. Utilities: Electric, propane, HAULING water, & trash are tenants responsibility, except during the months that we are present in the RV, we share in the responsibilities, but usually tenants put everything in their name and then we deduct our cost from the rent! Being in Aspen Springs, we must haul water or have it hauled, because of the sulfur content in most wells in this area. (A water hauling company here charges $110-120/fill the 1600 gallon cistern and for a couple people, that can last a month, if you are conservative on use. If you have a pickup, we have 3 water hauling tanks available for use and if you work in town it's easy enough to grab a load on the way home. If you don't have a truck but have a vehicle with a hitch, we do have a small trailer that can be used with one of the tanks. It costs about $2.00 to $2.50 to fill the tanks and it takes about 5 tank loads to fill the cistern. This summer we do jntend to get a well company out to revamp the old well and connect it to the cistern to eliminate the need to haul water, BUT that is contingent on the sulfur levels being low enough to feasibly have a good system with minimal filteration needed. So as of now, we haul water. Pets: We really do not want pets here, but are open to negociate depending on what kind of pet and subject to a pet deposit up to $1000 for dogs, less for cats and only if they are of mature ages and fixed. There is no yard so dogs must be walked to do their business and we really do not want a heavy barker here and disturb the peace & quiet of the countryside. Winter Snow: Renters are responsible for their own snow removal- of their parking spaces, the walkways to the entry doors,.the area above the cistern for water filling, a path up to the access door under the house to be able to check heat tape in the winter. We have an awesome neighbor with a plow who will gladly help with the big stuff, if you are kind & offer him either some money or beer and diesel to run the equipment. We also have a snow blower that if you take care of, you are welcome to use on the walkways to make life much easier!
