Home is located in an established neighborhood that is close to the downtown Athens area, shopping centers, walking trails, and the express way (Loop 10) with access to public transportation (Athens Clarke County Bus system). The initial term of the Lease shall be for 12 months. Tenant covenants not to assign or sublet the property without permission of the Landlord. No additional occupants other than those noted on the lease are allowed without Landlord's express written permission. Tenant may not terminate this lease prior to the end of the lease term. No smoking allowed inside the property. Tenant shall park operable and registered motor vehicles in areas designated by the Landlord only. Only 2 pets (max. predicted weight 75lbs each) are permitted in the fenced in area located in the back of the home. Pets are not allowed inside the home. Tenant shall, at all times, maintain the property in a clean and orderly condition so as not to create waste of or damage to the property, and shall return the property to the Landlord in the same condition at the end of the lease term as it was in at the beginning of the lease term, normal wear and tear excepted. Landlord responsible for repairs except if the repairs are made necessary by the Tenant's negligence or careless use of the property. Landlord responsible for yard maintenance. Tenant is responsible for following the ACC Solid Waste Trash and Recycling Collection Guidelines. Renter is responsible for all utilities (excluding internet). If any rent payment due is not received by the Landlord within 5 days of the due date, Tenant shall pay a late charge in the amount of $100.00. Should any payment due not be paid within 5 days of the date it is due, Landlord shall be entitled to take legal action to dispossess Tenant. Tenant may not make any alterations or additions to the property without prior written consent of the Landlord.
