This 1960s ranch has 3 bedrooms, 2 bath, and an office space. It has original hardwood floors and updated kitchen appliances. The kitchen also has ample storage and counter space. The house is walking distance of downtown Athens and UGA (less than one mile from the front door to the Arch), Trail Creek Park, and the new Greenway Trail. Easy access to the north and south sides of Loop-10. The downstairs space functions as a second living space with a bedroom, full bath, and a full kitchen. This space has its own keyless entry leading from a second driveway, and tenants are permitted to AirBnB this space, with some restrictions. A new deck and screened in porch were built in 2020, and the backyard features raised garden beds, landscaped beds, and a fire pit. The front of the property and main driveway are monitored by a security camera.
THIS LEASE AGREEMENT (hereinafter referred to as the "Agreement" is made and entered into this day of _________________, by and between _________ (hereinafter referred to as "Lessor") and _____ (herein referred to as "Lessee"). No other tenants are allowed without the written consent of the Lessor, or the execution of a new rental agreement.

TERM The lease term begins on _________ and will terminate on ______________. Lessee is expected to leave the premises on this date unless (1) the rental agreement has been extended, or the term for leaving the premises as been determined and agreed upon by both parties.
RENT
1. Amount: $2,500 per month
2. Due Date: Rent is payable on the first day of each month and can be up to seven (7) days late. The first month's installment is to be paid upon the execution of the Agreement.
3. Payment Information: Checks can be made out to AA BB, and mailed to a receiving address, or the rent amount can be paid through digital fund sharing platforms, such as PayPal or Venmo.
4. Early Termination: In the event that the Lessee should end the rental agreement before the termination date, the Lessee will pay $2,500, or the remaining balance of the rental agreement, whichever is less.
SECURITY DEPOSIT Upon the execution of the Agreement, the Lessee will owe a deposit of $1,000 as security for any damage caused to the premises during the term of the lease. The deposit will be returned and the end of the rental agreement period, barring any damages as determined by the Lessor or continuation of the rental Agreement.
DAMAGES TO PREMISES If, by not fault of the Lessee, the premises are damaged or destroyed by fire, earthquake, flood, storm, accident, or other unavoidable cause that renders the property uninhabitable, either party may terminate the Agreement with no additional fees owed by the Lessee. Rent will be prorated. If the Agreement is not terminated, the Lessor will promptly repair damages.
INSURANCE Lessees are responsible for attaining renter's insurance for their belongings. The Lessor will not be responsible for any theft or damage of the Lessee's personal property during the term of the Agreement. The Lessor will be responsible for paying and maintaining rental property taxes and insurance.
LATE CHARGE Lessee acknowledges that late payment of rant may cause Lessor to incur costs and expenses. For this reason, if the rent payment is more than 30 days late, the Lessee will owe an additional late charge of $200. Partial payments will not be accepted without the agreement of the Lessor, and the appropriate amounts will be determined at that time.
RETURNED CHECKS In the event of a returned check, the Lessor may require an additional fee and future payments to be made by certified check or in cash.
USE OF PREMISES The premises shall be used and occupied by the Lessee(s). Lessees are permitted to temporarily host guests, such visiting friends or family, but long-term stays (more than 30 days) need to be discussed with and approved by the Lessor. Household additions require consent from the Lessor and may require the drawing of a new rental agreement. This may include a live-in aide or foster child.
SUB-RENTALS Lessees are permitted to sub-rent the premises to short-term guests for financial benefit, using platforms such as AirBnB and VRBO. The Lessee is responsible for any damages caused by these and all guests. The Lessor will be informed if the Lessee should decide to begin sub-renting the premises, though the Lessee is not required to inform the Lessor about individual stays.
CONDITION OF PREMISES The Lessor and Lessee will inspect the premises the day the Agreement begins to affirm that the premises (structure, yard, appliances, fixtures) are in good order and in a safe, clean, and leasable condition. Any existing damages will be documented. No person shall park, store, leave, or permit the parking storing or leaving of any abandoned or junked vehicle upon the premises for a period of time in excess of three (3) days.
KEYS The Lessee will be issued three (3) keys at the signing of this agreement. These keys may not be shared with any guest or persons who are not the Lessee. A keyless entry lock is installed on the basement door. The code to this lock is __________. No fees will be assessed for lost keys. In the event locks need to be re-keyed, the Lessor will deliver new keys to the Lessee as soon as possible.
ALTERATIONS AND IMPROVEMENTS The Lessee is permitted to make cosmetic changes to the premises, but no major alterations or improvements to the building may be made without the consent of the Lessor. The Lessee is also permitted to make alterations and improvements to the grounds, but the Lessor must be consulted about any major additions or changes to the existing landscape.
NEIGHBORHOOD CONDITIONS The Lessee is advised to investigate the condition of the neighborhood and determine the Lessee's own level of satisfaction with elements including schools, governmental services, police presence, the availability and cost of major utilities, and existing transportation, construction or other development that may affect noise and traffic.
MAINTENANCE AND REPAIR The Lessee is expected to maintain the premises in good and clean condition during the term of the lease. The Lessee should immediately notify the Lessor of any problem, malfunction, or damage. The Lessee may be charged for the following issues:
1. Any damage caused by a pet or guest of the Lessee
2. Any damage caused by a failure to report an ongoing issue to the Lessor
3. Any major repair of drain blockages or stoppages
The Lessor will respond to these notifications as soon as possible. Once a solution is determined, the Lessor will communicate this plan with the Lessee.
EARLY TERMINATION OF LEASE The Agreement terminates early if:
1. Serious or repeated violations of the terms and conditions of the lease;
2. Criminal activity that threatens the health and safety of members of the household or the neighborhood;
3. Non-payment of rent beyond 60 days or repeated failure to pay rent;
4. Destruction of property;
5. Failure to maintain utilities or wasting utilities provide by the Lessor;
6. Living or housekeeping habits that cause damage or present safety concerns to the Lessee or other residents; or
7. Causing an undue financial burden on the property.
8. Lessee acquires written consent from the Lessor to end the Agreement no less than 60 days prior to an agreed move out date that occurs before the lease termination date.
EVICTION BY COURT ACTION The Lessor may only evict the Lessee by instituting a court action.
LESSOR TERMINATION NOTICE The Lessor reserves the right to terminate the Agreement early if any of the conditions above are met. The Lessor must give the Lessee grounds for termination and at least 30 days' notice.
LESSEE'S OBLIGATIONS UPON VACATING PREMISES At the end of the Agreement term, the Lessee is expected to leave the premises in the same good and clean conditions observed upon the start of the rental term. Upon the end of the Agreement, the Lessee will:
1. Vacate and return all keys to the premises.
2. Vacate all parking and storage spaces.
3. Remove all debris.
4. Provide a forwarding address to the Lessor.
PETS Pets are permitted. There is an up front $1,000 pet deposit in addition to the security deposit. The Lessee is responsible for repairs to any damage to the structure or fixtures caused by the pet, and the pet deposit will be forfeited if sufficient repairs are not made. Any significant damages in excess of $100 may be deducted from the security deposit at the end of the Agreement. In addition, the Lessor may require alternative arrangements for a pet that routinely creates a disturbance or is found to be a nuisance to other residents or neighbors. The Lessor requires all feces to be picked up from the yard and fence entries to remained closed if animals are in the fenced in yard. There is an additional fee of $50/month in for up to two dogs or three cats. Additional pets are negotiable.
UTILITIES The Lessee will be responsible for the following utilities:
1. Power (Georgia Power) and gas (Georgia Natural Gas)
2. Water (ACC Utility)
3. Trash & Recycling (ACC Utility)
4. Internet and/or cable
