Kibler Road Farm: Two parcels totaling +/- 109 acres in Caroline County, Maryland. This farm consists of +/- 87.43 acres of tillable farmland (per FSA measurements), +/- 13 wooded acres with a beautiful farm pond, and +/- 9 improved acres (3 acres are enrolled in CRP with 6 years remaining, and 3 acres are in forest conservation). The farm is entitled with well permits to add 3 center pivot irrigation wells (see well permits in attached docs). The improvements include (2) 40x400 poultry houses built in the 1980s and (2) 40x500 poultry houses built in the 1990s. The poultry operation is currently active with Perdue. Many poultry house updates were completed in 2018 including new feed lines, water lines, solid side walls, insulation, cool pads, box heaters, and tunnel curtains. Remaining upgrades required by Perdue include installation of additional heaters (see attached updates letter from Perdue along with quote from Kingston Construction). The farm is further improved by a 1900s farmhouse with recent renovations, green house, and 2 manure sheds (only one manure shed is being used for the poultry operation). All improvements on the farm are being sold "AS-IS". Farm equipment and mobile home (no septic system) is negotiable to be purchased with the farm or separately (see attached equipment list).
