This camp is called ZView by our family. Why? The views are incredible!
This camp consist of a living room/dining area combo, a fully equiped kitchen, a bathroom with tub and shower, a bedroom with a queen bed and dresser and a large, enclosed porch that we use as a 'sleeping porch', plus a small outside deck area perfect for morning coffee or evening beverages.
All appliances in the kitchen including the microwave, toaster and coffee maker will stay, plus the cupboard in the kitchen. Pretty much 100% of everything else in there also. Only personal decorative items will be removed. There is also a landline phone in the kitchen that may be activated.
In the living room the large couch is convertible to a queen bed. The small loveseat is also convertible to a bed. The TV and TV stand will stay. We are currently using DirectTV so there already is a hookup. This furniture, again except for personal decorative items stays. The dining set also stays. It has fold down leaves, plus an extra insertable leaf and a total of 6 chairs available.
With the beds, converible couches and two futons the unit can sleep about 10! Along with all other furnishing the convertible couches and the futons are included. Right now the 3 beds and the dresser are negotiable.
This unit was fully jacked up when we bought it. It has a new metal roof. The walls in the bathroom were ripped out and replaced. There is a hard wired fire alarm with a visual alarm light (part of our family is deaf). The in wall A/C was installed new. The walls in the porch are knotty pine with two ceiling fans. There is also an upright fan that we use plus a table fan. These will remain.
We also had a window replaced in the living room rear wall and new shingles on the rear exterior. From the deck there is access to a basement area that houses the hot water heater which was new within the last 6-8 years.
Exterior painting and maintenance of the unit is owner's responsibility. However, since it is part of an Association all property, beach and dock maintenance is included in the very reasonable $50. monthly Association fee. Also, property (land) taxes and Association insurance. The property is on a common well. The entire water system was upgraded two years ago. It is activated in May and winterized in October. The septic system is also maintained by the Association.
Your mooring if you have a boat is your expense; however, there are two coves with access. There are also canoe racks and a red canoe comes with the unit should you want it.
This camp/cabin is the middle unit of a three unit building that Wyman Lake Association refers to as 'the motel'. Many years ago the units were vacation rentals for tourists. In the year 2000 the owner converted the property to an association of individual owners. Our family purchased at that time.
We've truly loved this place. We are selling it at a loss especially after the upgrades we put into it. We want to sell it to someone who will appreciate the natural beauty and accessibility to all outdoor activities and wonders.
